Multifamily Maintenance Supervisor
Position Summary
The
Multifamily Maintenance Supervisor
oversees all maintenance operations for a multifamily residential community or portfolio of properties. This role ensures that apartments, buildings, grounds, and mechanical systems are maintained to company standards and comply with safety, health, and building regulations. The supervisor leads the maintenance team, manages work orders, coordinates with vendors and contractors, and supports satisfaction through prompt and professional service.
Key Responsibilities
Maintenance Operations
Supervise, schedule, and train maintenance technicians and porters.
Oversee daily maintenance requests, preventive maintenance, and apartment turnovers.
Inspect buildings, units, and grounds regularly to ensure safety and quality standards.
Ensure all systems (HVAC, plumbing, electrical, mechanical, and appliances) are functioning properly.
Maintain and update maintenance logs, work order systems, and property inspection reports.
Leadership & Team Management
Lead by example, promoting teamwork, professionalism, and accountability.
Conduct regular safety meetings and enforce OSHA and company safety standards.
Mentor and develop maintenance staff through ongoing training and performance reviews.
Plan and allocate resources to meet operational deadlines and priorities.
Budgeting & Inventory
Assist the Property Manager in preparing and managing maintenance budgets.
Control costs by effectively managing supplies, tools, and vendor relationships.
Order and maintain an adequate inventory of parts and supplies.
Vendor & Contractor Coordination
Solicit bids, coordinate, and oversee work performed by external contractors.
Inspect completed work for compliance with quality and safety standards.
Maintain strong working relationships with vendors and service providers.
Relations
Respond promptly to maintenance requests and emergencies with professionalism and empathy.
Ensure apartment homes are ready for new residents on schedule.
Support the property management team in maintaining high satisfaction scores.
Qualifications
Experience:
3–5+ years of multifamily property maintenance experience, with at least 1–2 years in a supervisory or lead role.
Education:
High school diploma or equivalent required; technical or vocational training .
Certifications:
EPA Section 608 Certification (HVAC) or required; CPO (Certified Pool Operator) certification, if applicable; Valid driver’s license and reliable transportation.
Skills:
Strong leadership and communication skills; Proficient in plumbing, electrical, HVAC, carpentry, and appliance repair; Knowledge of building codes, safety regulations, and maintenance best practices; Ability to use maintenance management software and mobile apps.
Working Conditions
Requires frequent standing, walking, lifting (up to 50 lbs), bending, and working in various weather conditions.
On-call rotation and occasional weekends or evenings may be required for emergencies.
