We are seeking a talented, energetic Maintenance Supervisor to join our Weeklies Team. The Maintenance Service Supervisor will be responsible for maintaining the overall operation of the maintenance department, the appearance and working order of the property. Responsibilities

Service Requests: ensure service requests are assigned to the appropriate service technician and completed professionally and accurately within twenty-four (24) hours, including scheduling an appropriate vendor when necessary. sign off on all service requests and report any variance from the 24-hour commitment where appropriate. Preventive Maintenance: update, execute, and document the preventive maintenance schedule regularly; advise the General Manager of outstanding items and recommend improvement projects to enhance consistency and prolong the property’s life. Property Inspections and Maintenance: perform regular property inspections to ensure compliance with standards for risk management, safety, cleanliness, general appearance, and landscaping management. Employee Management: plan and direct the activities of the service team; partner with the General Manager on recruitment, hiring, orientation, training and development, performance management and discipline per company policies. Customer Relations: interact with guests, prospects, vendors, and co-workers in a courteous and professional manner to establish and maintain good relationships. Weeklies Environment: work in a weeklies environment that can be challenging demographically, maintaining safety for yourself and others. Occupancy Management: oversee and schedule all facets of the make-ready process to prepare units for occupancy, including inspections, electrical, HVAC, plumbing, carpentry, appliance repair, carpet cleaning/replacement, painting, equipment maintenance, preventive maintenance, and cleaning. Budget Preparation and Management: assist the General Manager in preparing the property’s maintenance budget, monitor purchases and contracted services, and recommend capital improvements. Safety: maintain safety equipment and training, keep a clean and safe work environment, and follow all safety measures and certifications required to perform work. Qualifications

Three (3) years of plumbing, electrical, mechanical, drywall repairs, carpentry, and/or pool maintenance experience; one (1) year of supervisory experience or equivalent. Must own a basic set of hand tools. High School Diploma or equivalent. Strong communication skills; ability to manage relationships, motivate others, and handle employee concerns at the site level. Experience hiring, retaining, and developing maintenance staff. Proficiency with computers, email, internet, online training courses, and forms. Excellent time and project management skills; ability to focus on details while managing larger processes and deadlines. Customer service mindset; tact and empathy in handling resident and associate concerns. Willingness and ability to travel within the area; valid driver’s license, reliable transportation, and insurance required. Physical capability to walk stairs, move items up to 50 lbs., and tour the property with residents or staff. Benefits and Perks
