Construction Project Manager

Location: Des Moines, IA
Salary: $120,000.00 - $140,000.00
Role Overview The Construction Project Manager plans, executes, and finalizes construction projects according to strict deadlines, within budget, and while ensuring quality control throughout the project life cycle.
Responsibilities
Develop project requirements with Development or Leasing Team.
Procure and manage design services.
Obtain city permits and entitlements.
Coordinate surveyors, excavators, utility contractors, and geotechnical engineers for site controls and infrastructure.
Perform value engineering, cost estimating, and budget development.
Prepare agendas and participate in meetings with owners, tenants, architects, engineers, designers, and trade contractors.
Assist in implementation of corporate safety program and LEED Accredited Professional designation.
Track project cost status, manage change orders, and justify job estimates.
Educate colleagues on construction documents and encourage continuous improvement and lean production.
Maintain relations with prospective tenants, clients, owners, personnel, and trade contractors.
Ensure all certificates and final inspections are obtained prior to project close‑out.
Perform all other duties assigned to achieve company and departmental goals.
Qualifications
Bachelor’s Degree preferred in related field.
3+ years of related experience and/or training.
Extremely knowledgeable about all aspects of the construction process.
Strong problem solving skills and willingness to question overall design.
Conceptual estimating and fast‑track budgeting/estimating abilities.
Strong knowledge of mechanical, electrical, structural, and architectural reasoning.
Ability to manage trade contractors and effective timing of related tasks.
Strong knowledge of OSHA requirements and experience working with inspectors.
Desire to guide company to become energy efficient and sustainable design leader.
Strong communication, organizational, and follow‑through skills.
Computer literate and multi‑tasking ability.
Stress management and flexibility for change.
Active member of community and regular attendance.
