Newmark The job description includes operating and maintaining site steam boilers, water chillers, and air compressors, with responsibilities extending to scheduled HVAC maintenance, troubleshooting, repairs, and administration of the site's steam and chilled water chemical water treatment program in conjunction with the site’s contracted water treatment provider. Essential Job Duties
Assist in maintaining and operating site mechanical equipment, site air compressors, site centrifugal water chillers, and site steam boilers to provide utilities (heat, chilled water HVAC, and compressed air) for buildings and site processes. Ability to read gauges and recording devices. Operate a site computerized building management system (BMS) to verify proper operating conditions. Identify and respond to equipment trouble through the BMS. Perform manual overrides, switch to backup equipment or shut down equipment if necessary. Reasonable computer skills and proficiency are required. Possess basic knowledge of facility HVAC systems (chillers, boilers, air handling equipment, piping, pumps, and related components). Identify failures, potential failures, hazards, defects, or the need for adjustments or repairs. Monitor performance and inform management of potential problems. Analyze and troubleshoot HVAC equipment and system deficiencies. Replace defective parts, reassemble affected equipment, test for proper operation, and return to service. Perform preventive maintenance (PMs) on facility HVAC equipment as scheduled by the CMMP (changing filters, belts, lubrication, etc.). Read and understand facility drawings and schematics related to the HVAC structure of the site. Maintain an on-site water treatment program: periodic testing of boiler and cooling tower water quality and maintaining the water treatment chemical inventory in coordination with the site’s water treatment contractor. Work effectively with outside vendors and contractors to resolve HVAC equipment or system problems. Coordinate with contracted or in-house trades to resolve problems or malfunctions. Maintain necessary work records including equipment records, logs, and time sheets. Have basic knowledge of a lock-out / tag-out program (OSHA 29 CFR 1910.147) for hazardous energy control. Ability to operate a boomed manlift (JLG, Genie Lift) is highly desirable. Salary
Salary: $66,560 - $79,040 annually. The expected base salary is determined on an individualized basis, taking into account skills, experience, education, and applicable licenses or certifications. In addition to base salary, a competitive benefits package may include discretionary bonuses and other incentive compensation. Qualifications, Skills, and Experience
Must possess a current and valid driver’s license. Possession of a stationary engineer’s (boiler operator) license from any US state or recognized municipality is highly desirable, but not required. Possession of an EPA refrigerant certification is desirable. Willingness to obtain EPA refrigerant certification within 24 months if not currently held. Possession of a NYSDEC 7G pesticide certification is highly desirable. Willingness to obtain within 24 months if not currently held. Minimum of one year of work experience in a commercial/industrial boiler room and/or chiller facility setting is desirable, but not required. Strong communication skills and ability to function as part of an HVAC team in a facility service environment. Working Conditions
