The Role The Project Manager will lead two to three projects concurrently, depending on scale and complexity, and will serve as the sole point of contact across all phases of each project. This includes managing communication, timelines, deliverables, and coordination from early concept through construction administration.
While ELMO STUDIOS engages in residential, retail, hospitality, and selected office work, this role requires significant prior experience in high‑end residential architecture within New York City. Strong design sensibility—across both architecture and interiors—is essential. The position calls for a professional who brings a balance of leadership and hands‑on engagement, capable of contributing meaningfully to design development while managing complex workflows and external coordination.
Key Responsibilities
Serve as the primary person responsible for managing 2 to 3 projects (depending on complexity and scale)
Act as the sole representative of ELMO STUDIOS across all phases of assigned projects
Manage internal team members and schedules to meet project milestones and deliverables
Lead and contribute to the development, coordination, and issuance of high‑quality Construction drawing sets
Run meetings with clients, consultants, general contractors, and sub‑consultants
Review and respond to RFIs, submittals, shop drawings, and other construction documentation
Conduct weekly site visits and meetings to monitor progress and ensure alignment with the design intent
Maintain and manage project schedules, addressing risks and coordinating across all involved parties
Qualifications
Minimum of 6 years’ experience in high‑end residential architecture . Mandatory to have overseen built work in NYC
Professional degree in Architecture from a recognized institution; licensure preferred
Strong design sensibility across both architectural and interior design disciplines
Advanced technical knowledge of construction methods , MEP systems , and architectural detailing in particular residential detailing.
Proven ability to develop and manage complete construction drawing sets and documentation
Excellent organizational and project management skills; capable of coordinating large teams and complex deliverables
Confident representing the studio in meetings and leading collaboration with consultants and contractors
Proficiency in Rhino , Revit , Adobe Creative Suite , Office 365 and Google Workspace. Must be able to generate presentation quality renderings using Rhino and Enscape.
Deep understanding of NYC zoning, permitting, and code requirements
Authorized to work in the U.S.
Site Presence & Mobility The role requires regular site visits and active participation during construction phases. Candidates must be comfortable navigating and working on active construction sites, including walk‑throughs, contractor meetings, and field reviews. The ability to commute efficiently across New York City—whether by subway, rideshare, or other means—is essential to support site coordination and client meetings across multiple boroughs.
