Facilities Maintenance Technician

Reports To: Facilities manager. Job Type: Hourly. Purpose

Utilize technical knowledge to maintain optimal conditions of facilities and equipment. Responsibilities

Maintain basic functionality of facility-related equipment, including boilers, compressors, chillers, water softeners, drainage systems. Facilitate root cause analysis of equipment failures and modify maintenance schedules. Use maintenance tracking software to document PM attainment, reactive vs planned maintenance, hours of service, labor and material costs. Work closely with outside vendors on outsourced maintenance activities, managing and inspecting vendor PMs and repairs. Identify improvement opportunities to enhance efficiency, gain energy savings, and avoid rapid deterioration of components. Perform predictive maintenance routines on critical assets to increase availability and reliability. Respond to and repair facilities-based service requests, including lighting, bathroom fixtures, locks, walls, bump posts, and employee safety signage. Inspect steam valves and traps for proper operation. Prepare boilers for inspection (open, clean tubes and drums, replace refractory brick, burners, etc.). Maintain constant monitoring of boilers, steam lines, gauges, pumps, valves, etc. Make regular entries into work order system to meet or exceed attainment goals. Repair boiler room equipment (valves, bearings, packing, gauges, expansion joints, pumps, electrical controls, PRVs, etc.). Conduct daily water quality tests under direction of contracted Water Quality Engineer. Maintain water softener, condensate and boiler feed water according to prescribed techniques. Surveil fuel oil tanks for emergency diesel generator sets. Maintain and test emergency generator on a regular prescribed basis. Record steam, water, and gas consumption. Understand and adhere to Good Manufacturing Practices and Standard Operating Procedures. Job Requirements

Education

Associate’s or Technical School Degree in Mechanics, Electrical, Computer Science, or equivalent combination of education and experience. Experience

5+ years’ experience working with high-pressure steam boilers in a manufacturing environment. Functional/Technical Knowledge

Knowledge of mechanical, hydraulic, pneumatic, and electrical repair and troubleshooting. Knowledge of welding. Experience interpreting and reading mechanical, piping, and electrical drawings. Skills and Abilities Required

Boiler Operator Certificate / License. Ability to operate Hilo truck, scissor and boom lifts and pass required Roskam testing. Working knowledge and ability to repair plumbing in the facility. Working knowledge and ability to troubleshoot and access compressed air system (experience with Kaeser preferred). Troubleshoot and service minor to complex electrical issues utilizing motor starter circuits including Variable Frequency Drives, I/O—Switch functions and equipment wiring. Basic computer literacy for operation of BAS (Building Automation System). Job-Specific Competencies

Operations floor and around equipment. Noisy or hot environment. Requires wearing common protective or safety equipment such as safety shoes, glasses, gloves, hearing protection. Travel less than 5% and internally in our facilities.
