Summary:
The Maintenance Technician I reports directly to the assigned community’s Maintenance Supervisor and indirectly to the Community Manager and the Regional Maintenance Supervisor. Responsible for ensuring that the physical aspect of the apartment community meets company standards and applicable laws. Perform interior and exterior cleaning, apartment turns, and diagnose problems and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall and spackle, exterior structural and appliance. Essential Duties and Responsibilities:
include the following. Other duties may be assigned as needed. Level I Responsibilities: Participate in 24-hour on-call rotation with ability to respond within expected timeframe, address any immediate issue causing disruption of vital systems to residents and/or damages to property with full repairs to be completed timely (within 30 minutes) and with assistance as necessary. Complete work orders consistently within 1 business day of submission with assistance as necessary. Complete apartment turns consistently within 6 business days of move-out with assistance as necessary. The turn-over process on vacant apartment homes may include painting, complete “clean out” of unit, repairs, and cleaning carpets. Complete preventative maintenance inspections consistently as scheduled independently, complete necessary repairs with assistance as necessary. Maintain company records per policy (i.e., work order documentation, time worked and completion via mobile app, missed punch and on-call punch forms, timecards, etc.). Additional Responsibilities: While on call must respond by telephone immediately and begin repair work. Must be available on notice in the event of snow and ice and other on-site emergencies. Position requires snow removal and salting. Perform carpentry work such as fitting doors, freeing windows, sanding and refining doors, caulking, grouting, adjusting doors and cabinets, replacing molding and other work orders. Responsible for maintaining grounds and common areas including picking up trash, sweeping sidewalks/driveways, watering trees, shrubs and flowers, cleaning offices, hallways, restrooms, lounge areas, fitness area, stairways, leasing office, etc. Repair concrete, molding, masonry, roof, broken glass, tile, carpet, screens, garbage disposal, fixture and fencing when required. Perform repairs on items such as appliances, fixtures, switches, outlets circuits etc. Carry out HVAC maintenance as required, without the handling of Freon. Maintain “curb appeal” of the property by maintaining a clean pool area and grounds and monitoring the cleanliness of the community by daily inspections. Carry out preventative maintenance by performing 'tests' on all property equipment and listen for unusual sounds from equipment, detect malfunction and discuss machine operation variation with supervisor or other maintenance workers to diagnose problem or repair on machine. Mount, install and maintain all fire extinguishers and smoke detectors. Assist in inspection of property. Assist in maintaining of maintenance materials and supplies. Be familiar with the location of gas and water meter cut off, all apartment cut off and sewer clean outs. Test all locked doors and key sets. Paint interior and exterior. Can work as a team as well as independently and help others both at the community and other communities within the Woodmont Properties portfolio. Responsible for daily cleanup of Maintenance Shop. Attentive and cautious with regards to the overall security of the property and resident apartment homes. Ability to report and give account of any incidents occurring on the property to the Maintenance Supervisor and Community Manager. Ensure punctuality and reliability. Other duties as assigned. No specific certifications required. CPO license or other pool license may be required depending on the state or local area. Physical Demands:
While performing the duties of this Job, the employee is regularly required to stand; walk; use hands; reach with hands and arms; stoop, kneel, crouch, or crawl and talk or hear. The employee is frequently required to climb or balance.
