November/December 2025 We are seeking a Project Manager to lead all stages of construction projects from planning through completion. Industry is pharma / life science / industrial construction. Experience outside those industries will still be considered. This role is accountable for coordinating efforts among architects, engineers, subcontractors, suppliers, field teams, and construction managers to ensure successful project delivery. The ideal candidate will maintain strict control over timelines, budgets, quality, and safety standards while proactively resolving challenges and fostering collaboration across all project stakeholders. The Project Manager provides direct oversight to superintendents and field operations staff, ensuring seamless execution in alignment with contract documents and client expectations. Main Responsibilities

Evaluate and compare subcontractor and vendor proposals to assist in project buyout decisions. Communicate administrative requirements and expectations to subcontractors and vendors after Letters of Intent are distributed. Build strong working relationships with field and office contacts to ensure quality and schedule compliance. Monitor ASIs, SKs, PRs, and RFI responses; identify potential cost impacts and maintain current tracking logs for management review. Serve as the primary point of contact between the company and the construction management or general contracting team. Issue Letters of Intent under the direction of the estimating or ownership team. Participate in project turnover meetings from estimating to project management, including key field personnel. Review, process, and track submittals, RFIs, and shop drawings via platforms such as Procore, ensuring timely communication with architects, engineers, and subcontractors. Coordinate subcontractor work sequencing, deliveries, and installation schedules to meet project milestones. Manage document control by updating files, drawings, and schedules in accordance with CM or GC updates. Communicate project changes to field and office teams, evaluate impacts, and adjust internal schedules accordingly. Provide four‑week lookahead schedules and coordinate Client, materials, and equipment needs. Review, code, and process vendor invoices and subcontractor payment applications; resolve discrepancies and communicate approval or rejection as necessary. Prepare and submit monthly payment applications, change orders, and allowance tracking. Ensure all changes are accurately entered into the accounting system and approved by the owner. Support project administrators in gathering and submitting required project documentation, such as vendor forms and tax exemption certificates. Attend and actively participate in weekly project meetings, communicating key updates to field supervisors and superintendents. Ensure subcontractors and vendors are compliant with contract requirements, safety training, insurance, and site access credentials. Foster and maintain strong, professional relationships with clients, construction managers, subcontractors, and vendors to encourage repeat business. Supervise or coordinate with the Superintendent to verify that installations are completed safely, on schedule, and according to specifications. Ensure toolbox talks and safety meetings are conducted regularly. Maintain responsibility for project performance in terms of safety, schedule, scope, and cost. Develop and maintain a procurement log for all materials and equipment. Oversee project closeout activities, including the collection and submission of O&M manuals, warranties, training documentation, and attic stock. Maintain accurate records and logs until completion. Manage and track punch list completion and verification. Qualifications

Bachelor's degree in Construction Management or a related field preferred; equivalent experience considered. 5–10 years of experience managing construction projects. EOE STATEMENT
