The Role The Senior Project Manager is responsible for the day‑to‑day management, coordination, and control of several projects and/or contracts. The Senior Project Manager serves as the primary leader of the construction program, liaising between team members and clients, and may have direct reports. Project values range from $2,000 to $500,000 each or $1,500,000 annually. The role also serves as the Senior Site Representative (SSR), managing the area of responsibility, representing the company, and exercising signature authority as applicable.
Qualifications:
7+ years’ experience in the construction industry with a commercial or industrial general contractor
Extensive experience managing and coordinating multiple projects and personnel, subcontractors, and vendors
Expertise in producing detailed fixed‑price estimates; comfortable using RS Means or other published unit price books
Extensive knowledge of construction methods and means
Strong negotiating skills
Demonstrated ability to adapt to frequent changes in a fast‑paced environment
Integrity consistent with Centennial’s core values
Collaborative and effective team player across diverse backgrounds
Strong verbal and written communication skills, including clear, concise and professional presentation of information
Adaptability to evolving technology, design and tools (Microsoft Office, ProCore, Adobe, BlueBeam, etc.)
Mentoring and training team members
Bachelor’s degree in Construction Management, Engineering, or related field (highly desired)
Responsibilities:
Project Management: Plan, coordinate, and manage all facets to complete projects within budget, on time, and with quality. Enforce Quality Control Plan, implement Site Safety, attend pre‑construction, progress, and other project meetings, and provide minutes.
Estimating: Perform independent reviews of estimates, conduct detailed quantity take‑offs, and enter line items using the unit price book software. Confirm necessary line items and exclude unnecessary ones.
Subcontractor Management: Coordinate subcontractor buyout, arrange and attend site visits, track proposals, and enter required data into project management software. Review and approve subcontractor agreements and manage the submittal process.
Scheduling: Establish and maintain project start, progress, and completion schedules using schedule, RFI, and submittal logs, cost information, and status meetings to ensure timely and profitable completion.
Business Development: Contact new and existing customers to discuss needs, propose solutions, identify improvements, enhance customer service and retention, and grow business. Assist proposal and business development departments with request for information and proposal reviews.
Safety: Ensure compliance with Centennial’s Health, Safety, Environment and Quality (HSEQ) guidelines and all local OSHA requirements.
Senior Site Representative (SSR) Specific Duties:
Personnel Management: Manage overhead and general condition costs for the area of responsibility, including staffing levels and performance management (evaluations, development plans, recruiting, hiring, promotions).
Financial Management: Prepare yearly budgets and monthly revenue forecasts. Manage monthly revenue and margins, ensure financial requirements are met for each project, and approve monthly project cost reports to manage cash flow and billing accuracy.
Travel: Drive between project sites that may be miles apart or distant from the assigned office. Occasional travel may be required.
Performance of the required job duties will be in an office environment with visits to construction sites under varied weather conditions.
