Position Summary The

Maintenance Mechanic

is responsible for ensuring the property’s physical condition, meeting agency standards, and managing and responding to resident maintenance issues and repairs. The mechanic performs a variety of skilled work in the maintenance, repair, alteration, and installation of appliances, equipment, and fixtures in several building trades, including heating and air conditioning (HVAC), carpentry, electrical, painting, plumbing, and construction of Housing Authority facilities, with no direct supervisory responsibilities.

Maintain and repair Housing Authority facilities, equipment, and buildings by performing a variety of skilled carpentry, electrical, plumbing, heating, air conditioning, and related maintenance and mechanical repair work.

Install, maintain, repair, replace, troubleshoot, and diagnose gas and electric heating systems, air conditioning and refrigeration systems, components, and parts, including controls, valves, pilot assemblies, thermostats, coils, compressors, condensers, evaporators, motor relays, ductwork, registers, dampers, roof jacks, and other components.

Install, maintain, repair, replace, troubleshoot, and diagnose evaporative cooling systems, components, and parts, including pumps, motors, belts, drain, floats, spiders, valves, cages, thermostats, and related controls; perform preventative maintenance.

Install, maintain, repair, and replace the full range of plumbing systems, components, and parts, including hot and cold‑water lines, sewer lines, building drains, gas and electric water heaters, toilets, sinks, lavatories, showers, tubs, and fixture trim.

Install, maintain, and repair the full range of electrical systems, components, and parts, including fixtures, circuits, breakers, fuses, receptacles, switches, lighting, wiring, conduit, motors, pumps, and space heating equipment.

Perform the complete range of carpentry duties as assigned, including installing, remodeling, repairing, and replacing facility components such as counters, tables, desks, bookshelves, cabinets, partitions, walls, windows, and related items.

Install, maintain, repair, replace, troubleshoot, and diagnose appliances, including gas and electric ranges, stoves, refrigerators, faucets, and related appliances; perform preventative maintenance.

Install, maintain, repair, and replace door locks, security hardware, and related components; re‑key cylinders; repair garage doors and related hardware.

Install, maintain, repair, and replace tile, carpet, linoleum, and other flooring as required.

Install, maintain, repair, and replace masonry, stucco, concrete, drywall, and plaster surfaces; apply finishing paint and coatings.

Inspect properties daily, clean, and maintain curb appeal.

Travel between work sites as needed.

Maintain records and logs.

Operate, maintain, and repair machine tools and equipment such as saws, sanders, drills, welders, generators, and washers.

Read and interpret sketches, diagrams, and blueprints.

This position is

eligible

to participate in the collective bargaining unit (SEIU), which represents certain Southern Nevada Regional Housing Authority employees.

Minimum Qualifications Applicants should demonstrate the following:

Education, Training, and Work Experience

High school diploma or GED.

Three (3) years of relevant experience in residential building and/or facilities maintenance.

Hands‑on experience in carpentry, plumbing, electrical, refrigeration, heating, and cooling.

Excellent communication, problem‑solving, crisis management, time management, and organizational skills.

Licenses and Certifications

A valid Nevada driver’s license, or ability to obtain one.

HVAC certification required.

EPA Universal Type I and II required.

OSHA 10 required.

OSHA 30 preferred.

Physical Ability Job requires seeing, talking, hearing; continuous gripping with hands; typing/repetitive movement; frequent standing, sitting, reaching; occasional climbing or balancing; occasional walking; occasional stooping, kneeling, crouching, crawling; lifting or moving up to 20 pounds; depth perception.
