Position Summary

This position is assigned to the Housing Support HVAC Group and ensures the proper maintenance and operation for all Housing’s Residential Dorms, Apartments, Offices, and associated buildings. Responsibilities include operating and performing preventive/predictive/reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical and hydronic based HVAC systems. Tasks include, but are not limited to the installation, maintenance and repair of Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, AHU, Bearings, Pumps, Motors, Direct Digital and Pneumatic controls, as well as monitoring the Building Automation System via laptop. Systems supported include heat pumps, furnaces, split/package ac units, mini-splits, VRF systems, ice machines, air compressors, air dryers, FCU, VAV systems with reheat, boilers, dehumidification systems, direct digital controls, Pneumatic controls, 24-volt controls, air handling units, Dedicated Outdoor Air Systems, hydronic pumps, exhaust fans, and single and three phase motors. Building Services’ Housing Support HVAC Shop is responsible for installing, operating and maintaining a wide range of complex commercial, industrial and residential style HVAC systems. All work is completed with the priority being the safety and security of the 9,000 students living in 37 residence halls and 700 apartments. Housing Support identifies, estimates, plans, and completes minor renovations via Housing Support’s internal shops, other Facilities Services units, i.e., the Construction shops, as well as private contractors. Housing Support also offers help, suggestions, and guidance during major building renovations, and provides 24-hour customer service to resident students and Department of Housing and Residential Education staff. Housing Support conducts all scheduled facility maintenance inspections within its own facilities and is the primary contact for the residence halls and dispatches work requests to the appropriate staff. Responsibilities

Operate and perform preventive/predictive/reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical and hydronic based HVAC systems. Install, maintain and repair Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, AHU, Bearings, Pumps, Motors, Direct Digital and Pneumatic controls. Monitor Building Automation System (BAS) via laptop and verify efficient operation of equipment. Calibrate, commission and make adjustments as needed, and change boards and system controls to keep the systems in spec with UNC Energy Management policies. Maintain and repair boilers, including small boilers. Operate and maintain air handlers, exhaust fans, water pumps, air compressors, fan coil units (FCU), Variable Air Volume Boxes (VAV), motors, motor controls and electrical safety devices. Qualifications & Competencies

A diverse understanding of the HVAC field including Building Automation, Controls, Refrigeration, Auxiliary Systems and Water Treatment. Ability to read and interpret manuals and instruments dealing with complex mechanical equipment. Review sequences of operation for all control modes and review sensors for central units to determine accuracy. Verify operation of relays and switches; connect test instruments and observe output signals. Preventive maintenance skills, the ability to diagnose complex system-wide issues affecting residents, and safely troubleshoot the following systems. Licenses/Certifications

A valid North Carolina Driver’s License is required. Must also have an EPA universal refrigerant certification or the ability obtain one within 90 days of hire date. Physical/Mental Requirements

Climb ladders. Move objects weighing 50 lbs. Wear respirator and other required PPE such as safety shoes, eye protection, and arc flash safety gear. A sign-on bonus of $4,668 is available for the successful applicant of this position paid in two installments within 12 months of hire: $2,334 within 30 days of hire date and $2,334 12 months after hire date.
