Base pay range $125,000.00/yr - $150,000.00/yr

Position Summary

The Director of Retail Leasing is a senior, hands‑on role responsible for driving the strategic leasing and long‑term value creation of Edgemark’s retail portfolio. This position serves as the in‑house expert for all leasing matters, including tenant mix strategy, market positioning, deal structure, negotiation, and lease economics.

This role does not manage internal staff. Instead, the Director leads the leasing function by independently directing local brokerage teams and personally negotiating renewals, extensions, expansions, and option exercises. The ideal candidate is a highly self‑sufficient professional with deep experience in institutional retail leasing, including complex lease structures, CC&Rs, exclusive use provisions, and co‑tenancy dynamics.

Leasing Strategy & Execution

Own the leasing function across the retail portfolio; develop and execute asset‑specific leasing strategies that maximize NOI and long‑term value.

Direct, oversee, and hold accountable third‑party local leasing brokers to drive qualified activity and deal velocity.

Analyze tenant mix and trade area dynamics to position centers competitively and strengthen merchandising strategy.

Maintain a proactive pipeline of tenant opportunities aligned with asset business plans and market demand.

Deal Structuring & Negotiation

Independently negotiate renewals, extensions, expansions, relocations, and option exercises with tenants and their representatives.

Lead LOI strategy and provide economic and business term guidance throughout lease drafting and execution.

Structure lease terms to optimize value, including rent steps, CAM structures, tenant improvement allowances, exclusives, signage, co‑tenancy, and use provisions.

Coordinate with legal counsel to ensure lease language protects landlord interests and aligns with long‑term asset planning.

Manage expiration schedules to mitigate downtime and minimize rollover risk.

Partner closely with Asset Management and Property Management teams to monitor tenant performance and operational considerations impacting leasing.

Maintain portfolio‑wide leasing dashboards, pipeline tracking, and reporting for internal stakeholders and investor communication.

Market Presence & Relationship Leadership

Build and maintain strong relationships with local, regional, and national tenant rep brokers.

Stay current on tenant movement, market trends, regional occupancy levels, and competitive supply.

Represent Edgemark professionally in all external settings, including tenant meetings, broker outreach, and industry events.

Qualifications

7+ years of retail landlord‑side leasing experience, preferably with an institutional owner, REIT, or established private operator.

Demonstrated expertise negotiating complex retail leases (anchor, junior anchor, service, QSR, fitness, medical, daily needs).

Strong understanding of CC&Rs, exclusive use clauses, co‑tenancy clauses, prohibited uses, REAs, and reciprocal operating agreements.

Proven ability to drive deals independently without internal administrative reliance.

Clear, confident communicator with demonstrated influence across brokers, tenants, legal counsel, and internal stakeholders.

Highly organized, disciplined, and capable of managing multiple deals across multiple assets simultaneously.
