Chief Engineer The Chief Engineer is responsible for the oversight of the building maintenance of the property, including interior and exterior. This person must be knowledgeable in HVAC, Refrigeration, and Electrical Engineering.

Performs analytical work in providing office and building engineering support and field engineering support to ensure technical competence and compliance with all current codes.

Job Complexity & Critical Skills

The position is fundamental to the administrative and operational functions of the Company/Property and requires established organizational skills, attention to detail, solid time management, and good interpersonal skills.

As the key employee of the building operations interior and exterior, the Chief Engineer is essential to the longevity of all equipment and the aesthetic nature of the property. The Chief Engineer must project a professional and competent image, provide friendly and outgoing customer service, maintain timelines, and keep a clean atmosphere.

The position is fundamental to all mechanical functions of the community and includes working closely with the Association Manager and their maintenance team to operate the community and facilitate solutions to all types of maintenance problems. Strong leadership, customer service, technical skills, and problem‑solving abilities are required.

Essential Duties And Responsibilities

Performs the day‑to‑day routine maintenance of the building utilizing maintenance staff in a leadership role.

Develops and adheres to the preventative maintenance program for the community. Updates as needed.

Supervises all building repairs done by outside vendors and reports satisfactory/unsatisfactory completion to the Association Manager.

Maintains an operating environment to achieve a satisfactory level of resident service as measured by formal and informal feedback and surveys.

Monitors all systems of the building and performs any and all basic repairs as needed.

Demonstrates a routine and effective ability to adjust to changing circumstances.

Responds to phone calls and correspondence in a timely, professional manner.

Encourages maintenance staff to behave in a professional manner and comply with company’s safety standards. Motivates staff to work as a team.

Creates a maintenance report that depicts an update on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations.

Observes all safety standards and participates in the Company’s efforts to provide a safe work environment.

Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them.

Organizes time effectively and successfully balances the competing demands of multiple projects.

Keeps equipment maintenance logs, inventory, and updates the preventative maintenance manual quarterly.

Required Education And Experience

High School Degree; preferred education; AA degree in industry

Three (3) to Five (5) years of experience as a Maintenance employee in a supervisory role in hi‑rise buildings.

Must be HVAC Certified and/or have a comparable technical school certification.

Must have strong working knowledge of basic trades, such as electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.

Ability to analyze and interpret technical aspects, pumps, motors, mechanical systems with a similar degree of complexity.

Proficient in Microsoft Word and Excel.

Valid Florida driver’s license.

Ability to react and address all emergency situations in a timely manner, generally within 2 hours. Must be available and go to the property in the event of an emergency, which may be night and/or weekends.

Work Environment While performing the duties of this job, the employee occasionally works in outside weather conditions, near moving mechanical parts, in high, precarious places, and is occasionally exposed to wet and/or humid conditions and fumes. The noise level in the work environment is usually moderate to loud.

Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee is occasionally required to stand, walk, use hands to finger, handle, feel or operate objects or controls, and reach with hands and arms. The employee is occasionally required to sit, climb or balance, stoop, kneel, crouch or crawl, talk or hear, and smell. The employee must occasionally lift and/or move objects up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

Position Type/Expected Hours of Work The schedule of the position is full time (40 hours a week) and will require availability for emergencies and occasional night and weekend work due to special projects. This is an exempt (salaried) position. The position will require attending occasional off‑site meetings during business hours and within the local city limits.
