Job Description An HBW Construction Project Manager is involved with all aspects of HBW Construction projects including marketing, sales, estimating, contract management, negotiating, project schedule and administration, financial management, and closeout. The Project Manager is responsible for approximately 3-4 HBW Construction projects at any one time and ensures projects are of high quality, delivered on schedule, within budget, and in accordance with all regulatory requirements and customer expectations. PRINCIPAL DUTIES AND AREAS OF RESPONSIBILITIES Customer Care The Project Manager assists in developing new business opportunities and strengthening existing customer relationships by: Cultivating relationships to generate repeat business through exceeding expectations, regular check-ins, and entertaining. Sharing professional knowledge with clients to add value and proactively address issues. Estimating/Sales The Project Manager collaborates with estimating staff to develop bids, participate in project interviews, answer client questions, and follow up on bids. Responsibilities include: Creating project schedules using MS Project and developing general conditions for bids. Reviewing subcontractor bids for accuracy and completeness. Identifying new business opportunities through leads, networking, and industry events. Planning/Execution Post-award, the Project Manager will: Oversee contract preparation and execution. Negotiate and select subcontractors. Draft subcontracts, prepare budgets, develop schedules, and coordinate material orders. Choose and orient the project Superintendent, ensuring adherence to schedule, quality standards, and regulations. Manage project critical path items and lead weekly progress meetings. Identify and resolve issues proactively. Track submittals, prepare RFIs, change orders, and manage project finances. Update schedules and deliver projects on time, within budget, and with no punch list at completion. Handle interpersonal conflicts, errors, delays, and crises effectively. Safety Promote HBW Construction's safety-first culture by: Understanding and enforcing the HBW Safety Program. Complying with all relevant safety regulations (OSHA, MOSH, VOSH, EM-385-1-1). QUALIFICATIONS, KNOWLEDGE, SKILLS, AND ABILITIES Minimum 5 years of experience as a Project Manager in commercial construction, with at least 3 years in a supervisory role. High school diploma or equivalent required; college degree preferred. Knowledge of construction standards, codes, equipment, and contracts. Strong business, communication, problem-solving, financial, and leadership skills. Ability to remain professional and resolve conflicts effectively. Proficiency in Microsoft Office and MS Project. LEED and CHC certifications are preferred. Must have a vehicle for work purposes. Physical Qualifications Ability to lift up to 20 lbs. Ability to work 8-10 hours daily. Willingness to visit project sites as needed.
