What we are looking for: Bender Companies is looking for a VP of Property Operations to play a crucial role in our property operations and management, ensuring the execution of the company objectives and business strategy. Our success lies in our people, so we are looking for people with a positive can‑do attitude. The role is responsible for ensuring our properties are performing at a high level.

Bachelor's Degree

10+ years in property management and 3+ years’ experience in a related position

Proficient in Microsoft office and Property Management systems

Ability and willingness to travel

What you will be doing: As the Vice President of Property Operations, you will be managing and monitoring P&L’s, revenue, NOI, capital spending, budget preparation, workforce planning, team development and training, vendor relationships, and more. The VP of Property Operations is a leader who thrives in a fast‑paced environment and brings solutions to solving problems. The role requires advanced leadership skills, financial expertise, and operational excellence.

Core responsibilities include: Management

Directly oversee a team of Regional Managers and Area Maintenance Managers.

Consistently monitor individual property KPI's and take corrective action when needed to improve financial performance.

Through Regional Managers and HR, pro‑actively plan for future vacancies and ensure that plans are in place to create a pipeline of talent whether by recruiting or development.

Accountable for working with their Regional Managers to craft strategies and operational plans to ensure each property meets their financial and operational goals.

Provide direction and coaching to Regional Managers and other direct support roles to ensure that each property’s goals are being achieved.

Travel to properties as needed to develop correction plans, evaluate staff, and conduct site inspections.

Proactively address property related issues such as life/safety repairs.

Provides direct and timely coaching to Regional Manager’s for long term career development.

Foster a culture of employee engagement and ensure that team members have the resources needed to be successful.

New Acquisitions

Work closely with acquisitions team to coordinate due diligence inspections and audits.

Assist with new property onboarding including bidding out and signing service contracts, transferring contracts to Bender’s name post‑closing, ensuring Staffing, Marketing, Advertising, and IT are all ready for ownership transition.

Ensure business plans are being implemented through the Regional Manager’s with the assistance of Asset Management.

Finance & Reports

Review monthly variance notes from site teams and Regional Manager’s.

Review financial dashboards and scorecards weekly and provide solutions to correct poor performance or negative trends. Work with Regional Managers, Principal, and Asset Management to develop course corrective actions as required.

Monitor property budgets and more specifically, occupancy, collections, renewals, work orders, rents, NOI, and capex spending to ensure properties are hitting their financial targets. If not, root cause the issue and come up with a solution.

Review and sign off on annual property budgets prepared by on‑site teams and Regional Managers.

Partner with the CapEx department to create long‑term capital investment plans.

Maintain real‑time awareness of portfolio leasing progress to ensure property goals are met.

Actively work with Marketing and the collective leasing team to develop appropriate corrective actions, strategies, and action plans when necessary.

Accountable for revenue proforma and can accurately report on achievement of revenue targets including overall market rates, gain to lease, loss to lease, concessions, leasing velocity.

Customer Experience

Accountable for Bender’s customer experience philosophy including but not limited to: brand integrity, reputation management, resident events, work order management, hiring and developing staff with a customer experience mindset.

Review resident survey’s and take corrective action when required to repair relationships with residents.

Accountable for handling any tenant or visitor litigation with outside counsel and insurance company.

Where you will work: This position will require you to be in the office 2‑4 days per week, travel to various properties 1‑2 days per week.
