Pre‑Construction Manager, NACF Design and Construction
Amazon’s North American Construction team is seeking an experienced Pre‑Construction Manager to lead the design and pre‑construction phases for new fulfillment hubs across the United States and for renovations & tenant improvements at existing centers. The role blends construction engineering, project management, facilities management, and contract negotiation to deliver efficient, cost‑effective, and safe infrastructure.
Key Responsibilities
Manage multiple projects simultaneously, ranging from small renovations to new facilities over $100M.
Coordinate scope review and development with internal technical teams and operational customers to support engineering and design efforts.
Prepare technical specifications, design requirements, and project reports for capacity expansion and remodel initiatives.
Provide technical direction on engineering design, AutoCAD, building layouts, schedules, and materials in accordance with NACF design parameters.
Negotiate contracts and contract changes with developers and General Contractors, ensuring fit for purpose, cost effectiveness, and appropriate Service Level Agreements.
Lead site management, coordination, and subcontractor oversight; facilitate due diligence evaluation of new opportunities.
Track and report project performance against safety, quality, cost, schedule, and sustainability KPIs.
Identify and resolve design clashes, schedule conflicts, and constructability issues with Amazon execution teams.
Maintain effective scheduling and record‑keeping systems for contract work; review designs and ongoing construction for conformance.
Perform comprehensive budget tracking, forecasting, and management of expansion, remodel, and new build projects.
Conduct audits of contractors to ensure competency and performance align with project requirements.
Assist with negotiations with regulatory bodies and Authority Having Jurisdiction (AHJ) entities as required.
Communicate project status clearly and transparently with all stakeholders.
Travel regionally 60% of the time and work from the corporate office when not traveling.
Basic Qualifications
Bachelor’s degree in Engineering, Construction Management, or a comparable field.
5+ years of experience in commercial or industrial construction as an Engineer, Construction Manager, General Contractor PM, Owner’s Representative, Commercial Developer, or similar discipline.
5+ years of project management experience.
5+ years of experience negotiating construction, procurement, and labor contracts.
Preferred Qualifications
Master’s degree in Engineering or Construction Management.
Demonstrated written and oral communication skills with technical and non‑technical stakeholders.
Specific experience in construction or renovation of commercial warehouse facilities or fulfillment centers.
