About the Role We are seeking a highly analytical, results-driven

Turnaround Asset Manager

to lead the recovery and repositioning of underperforming or distressed real estate assets across our portfolio. This role requires a strategic thinker who can bridge financial analysis with operational execution to restore asset value, drive NOI growth, and stabilize performance across various property types.

The ideal candidate has experience with

value-add strategies, operational overhauls, and financial recovery plansb>, and can work cross-functionally with leasing, property management, capital projects, and ownership groups to implement solutions.

Key Responsibilities

Asset Performance Analysis: Conduct in-depth financial and operational reviews of underperforming properties to identify root causes of distress. Evaluate rent roll, occupancy trends, expense variances, tenant quality, and market positioning. Develop performance benchmarks and identify turnaround opportunities.

Turnaround Strategy Development: Create and implement comprehensive asset-specific recovery plans, including leasing strategies, expense control, capital improvements, and management changes. Lead repositioning efforts for value-add assets, including unit renovations, amenity upgrades, and rebranding strategies. Collaborate with internal teams to optimize rent pricing, marketing, and tenant retention strategies.

Operational Oversight: Work closely with property management teams to monitor and improve day-to-day operations. Recommend staffing changes, vendor renegotiations, and process improvements where necessary. Monitor adherence to budgets, timelines, and turnaround KPIs.

Stakeholder Communication: Prepare and present asset updates, recovery plans, and financial reports to senior leadership, ownership, and/or capital partners. Act as the point of contact for lenders, special services, and third-party consultants distressed situations.

Financial & Capital Planning: Oversee or support capex planning, including renovation scopes, RFP processes, and return-on-investment analysis. Assist with refinancing, sale preparation, or recapitalization of assets as performance stabilizes.

Qualifications

5–10+ years of experience in real estate asset management, property operations, or distressed asset recovery.

Strong understanding of multifamily, commercial, or mixed-use property operations.

Proven track record managing or improving performance in distressed or value-add real estate.

Proficiency in financial modeling and performance analysis (Excel, Argus, or equivalent).

Ability to lead cross-functional teams and manage through influence, not just authority.

Bachelor’s degree in Real Estate, Finance, Business, or related field required; Master’s or MBA preferred.
