Pay Range Base pay: $27.00/hr - $30.00/hr
Position Summary For over 35 years, North Hill, a not‑for‑profit senior living community located in Needham, Massachusetts, has provided vibrant living opportunities to people 65+ by offering a host of hospitality, wellness and health care services. This position is responsible for routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical work, carpentry, mechanical, etc., as directed, in accordance with established procedures. The technician inspects and troubleshoots problems in building systems and equipment.
Job Specific Duties
Performs preventive maintenance work orders as directed
Maintains proper operation of all building equipment
Responsible for general maintenance and repair of all apartments and facility buildings
Repairs and installs apartment appliances including dishwashers, disposals, and ice makers
Unplugs drains and insures operation of bathroom facilities; performs other minor plumbing repairs
Repairs and planes doors, repairs/replaces ceiling panels and performs other basic carpentry duties
Picks up and delivers maintenance supplies and orders parts and supplies as authorized; assists in inventory as requested
Responds to resident inquiries, requests and complaints regarding maintenance work within scope of authority; handles emergencies on/off shifts and refers unresolved matters to management
Performs duties in accordance with safety regulations and department policies and procedures
Performs routine maintenance and repair of the facility and equipment to include plumbing, electrical, carpentry, snow removal, mechanical, etc., as directed, in accordance with established maintenance policies and procedures
Participates in plant maintenance training programs and initiatives as suggested by the Director of Plant Services
Complies with all safety and environmental procedures, including hazardous control, lockout‑tag‑out programs, educational and regulatory compliances, and other building awareness programs
Meets department uniform, appearance and grooming requirements
Complies with all OSHA safety regulations and local applicable laws regarding health, safety or environment
Supervisory Responsibilities None
Required Skills and Abilities
Ability to maintain confidentiality and strong customer support skills
Complies with protection of health information (HIPAA) safeguards
Ability to work independently with limited supervision
Work professionally with people from a wide variety of cultural and socio‑economic backgrounds
Must possess the ability to deal tactfully with team members, residents, family members, visitors, and the general public
When working in resident areas, must be able to communicate effectively in English
Attends and participates in in‑service educational classes, Healthcare Academy and staff meetings as directed
Education and Experience
High School Diploma or equivalent
Preferred 3 years of plant operation experience, including life safety, carpentry, plumbing, electrical and HVAC
Preferred 3 years of maintenance experience, preferably in a housing or hospital setting
Must have a valid Driver’s License
Preferred computer knowledge
