Senior Community Manager (Affordable) – Pratum Companies We are looking for an experienced

Senior Community Manager

with a strong background in affordable housing to manage a tax credit community.

Essential Duties and Responsibilities

Perform supervisory, administrative, and management functions involved in property operations.

Supervise all assigned staff.

Assist, confer with, and advise new residents on lease requirements and responsibilities.

Conduct or supervise applicant background checks and recommend acceptance or rejection of applicants.

Interview prospective residents, show available apartment units to applicants, and explain the operation of the dwelling equipment.

Lease vacant units to approved applicants.

Conduct eligibility of the initial examination and the re‑examination, recertification for the tenants’ income and family composition as applicable.

Manage and maintain a waiting list of prospective residents.

Maintain and monitor lease and accounting records, accounts receivable/delinquency records and eviction notifications. Collect rents and other monies due from residents; post collections to resident account cards, prepare and make bank deposits, prepare financial reports and review them to assure accuracy and completeness prior to submission.

Prepare and monitor daily, weekly, and monthly vacancies and delinquency reports.

Coordinate follow‑up and initiation of work orders and requests for maintenance work.

Monitor contractors rendering services on the property.

Requirements

At least 5 years of affordable housing experience.

Two years supervisory experience effectively working with all levels of staff and management.

Must be knowledgeable of all local, state and federal Fair Housing laws and regulations.

Superior customer service skills and the ability to deal with difficult people and challenging situations while maintaining a positive and calm demeanor.

Ability to effectively and accurately communicate and present information verbally and in writing.

Must be proficient with MS Office.

Possess proven financial and accounting acumen.

Demonstrated ability to read a budget, conduct financial analysis and provide practical narrative and financial reporting.

Experience with OneSite and I‑docs software, preferred.

HCCP & SHCM or equivalent.
