Position Summary The Maintenance Director coordinates and performs all day‑to‑day maintenance operations for Phoenix of Fairlawn. This includes overseeing repairs, managing preventive maintenance, ensuring regulatory compliance, and maintaining a safe and comfortable environment for residents. The role reports directly to the Administrator.

Essential Responsibilities Facility Maintenance & Repairs

Perform and oversee repairs, preventive maintenance, and safety checks.

Keep all regulatory logs, drills, fire safety checks, and compliance documentation up to date.

Conduct routine inspections of resident rooms, equipment, and building systems.

Maintain tools, equipment, supplies, and clean/organized work areas.

Safety & Compliance

Ensure all facility systems and practices follow federal, state, and local regulations for skilled nursing facilities.

Participate in monthly safety committee meetings.

Assist in preparing for state surveys and regulatory inspections.

Support the Administrator in creating and implementing Plans of Correction.

Promote accident prevention, safe work practices, and OSHA compliance.

Emergency Preparedness

Train staff on fire, disaster, and emergency procedures.

Evaluate staff performance during emergency drills.

Quickly report unusual incidents, safety hazards, and maintenance concerns.

Leadership & Communication

Attend daily/weekly management meetings to address maintenance needs and resident concerns.

Communicate effectively with residents, families, staff, vendors, and inspectors.

Promote a culture of hospitality, customer service, and professionalism.

Make independent decisions and accept constructive feedback.

Qualifications

Healthcare maintenance experience strongly preferred (SNF, LTC, rehab, or hospital).

Proficiency in general maintenance: plumbing, electrical, HVAC, carpentry, and mechanical systems.

Strong understanding of safety codes and regulatory requirements in long‑term care.

Excellent communication, organization, and documentation skills.

Ability to lift/move equipment and perform physical tasks as needed.

Must be able to address resident needs with patience, tact, and professionalism.

Must not pose a safety risk to residents or staff.

Schedule & Compensation

Full‑time, Monday–Friday, with occasional on‑call responsibilities.

Competitive pay based on experience.
