The
Senior Property Manager (SPM)
is responsible for maximizing the physical, operational, and financial performance of a portfolio of office assets. This position plays a critical leadership role in driving NOI growth, maintaining tenant satisfaction, and enhancing long-term asset value through disciplined financial management, strategic capital planning, and operational excellence. The ideal candidate combines a strong command of property operations with sophisticated financial acumen and the ability to lead multidisciplinary teams in a fast-paced, performance-driven environment.
Key Responsibilities
Develop and manage annual operating and capital budgets with an emphasis on long-term facility planning, building systems optimization, and expense control.
Monitor and manage all operating expenditures, CAM reconciliations, recoverable utilities, and capital projects within approved budgets.
Identify opportunities for asset enhancement, cost reduction, and revenue growth through proactive financial oversight.
Oversee recoverable utility programs and ensure maximized recoveries and efficient billing practices.
Forecast and control construction and tenant improvement costs; manage competitive bidding to support leasing objectives and occupancy goals.
Administer and reconcile landlord cost components of leasing transactions to expedite rent commencement and revenue realization.
Implement disciplined cost control measures, vendor negotiations, and procurement strategies to ensure optimal value.
Review, approve, and report on all operating and capital expenditures in accordance with company policies and ownership objectives.
Administration
Prepare and deliver timely, detailed, and accurate operational and financial reports supporting ownership and corporate management decision-making.
Oversee, mentor, and develop onsite teams including facility managers, administrative staff, and maintenance personnel to ensure operational consistency and accountability.
Maintain current documentation of leasing, management, and capital activities in corporate reporting systems.
Proactively manage lease expirations, renewals, tenant work, and landlord obligations to ensure continuity of occupancy and compliance.
Ensure comprehensive record-keeping and regulatory compliance, including Certificates of Occupancy, insurance certificates, service contracts, warranties, and maintenance records.
Facility Operations
Oversee all aspects of property operations including building systems, maintenance, and custodial services to ensure superior tenant experience and building presentation.
Develop and execute long-term asset plans encompassing preventative maintenance programs, sustainability initiatives, and capital improvement strategies.
Implement operational systems, safety protocols, and training programs that promote service excellence and risk mitigation.
Lead and supervise facility and maintenance personnel to ensure responsive service delivery, regulatory compliance, and adherence to quality standards.
Partner with engineering, leasing, and construction teams to align operational goals with asset strategy and ownership objectives.
Qualifications
Bachelor’s degree in Real Estate, Finance, Business Administration, or related field required; CPM or RPA designation strongly preferred.
Minimum
5–10 years of commercial office property management experience , including Class A and B office portfolios.
Proven success in financial management, NOI growth, and asset value enhancement across multi-tenant office environments.
Deep knowledge of mechanical, electrical, and building systems and capital planning best practices.
Strong negotiation, leadership, and interpersonal skills with the ability to manage multiple stakeholders and priorities.
Proficiency in
Yardi
and Microsoft Office Suite.
