Saul Centers’ primary operating strategy is to continue its program of internal growth, renovations, and expansions of community and neighborhood shopping centers that primarily service the day‑to‑day necessities and services subsector of the overall retail market.

Base Pay Range $90,000–$130,000 per year.

Job Purpose Responsible for the physical operation, maintenance, lease administration, and fiscal management for a portfolio of commercial retail shopping centers and office buildings. The property manager will supervise personnel, prepare bid proposals, hire outside contractors, and maintain positive relationships with tenants.

Key Responsibilities

Supervise repair, maintenance, and operation of assigned retail properties.

Prepare bid proposals for outside service contracts and award contracts with supervisor approval.

Create an accrual operating budget and prepare detailed management plans.

Reconcile invoicing and report financial variances to senior management.

Review rent roll and sales reports, communicating tenant compliance.

Respond to emergencies 24/7 and safeguard property damage.

Coordinate tenant improvements and ensure construction work follows policies.

Provide lease administration and monitor billing of rents and operating expenses.

Supervise Site Maintenance Supervisor, assess performance, provide training.

Execute Retail Tenant Retention Program and report to management.

Handle evictions, collections, and legal matters.

Supervise security, fire, and life‑safety inspections.

Manage risk‑management program and maintain certificates of insurance.

Identify process improvements and recommend policy enhancements.

Perform other duties as assigned.

Skills & Abilities

Familiarity with building systems, design, and interior construction.

Strong interpersonal, organizational, analytical, verbal, and written communication skills.

Proficiency with word processing, spreadsheets, and property‑management software.

Effective team member.

Experience / Education / Licenses / Certifications

3–5 years commercial retail property‑management experience.

Four‑year college degree preferred or equivalent work experience.

RPA (Real Property Manager) and/or CPM (Certified Property Manager) designation preferred.

Real‑estate license preferred.

Physical / Environmental Requirements

Valid driver’s license and reliable transportation.

Ability to visit retail properties and inspect interiors and exteriors, including mechanical rooms, roofs, and stairwells (roof access may require ladder use).
