Area Supervisor
to lead property performance and on-site team operations across multiple affordable housing communities.
Position Summary The
Area Supervisor
plays a vital leadership role, overseeing day-to-day operations and maintenance across a portfolio of affordable and rent-regulated properties in Brooklyn and the Bronx. This position ensures that properties are operating safely, efficiently, and in full compliance with local, state, and federal regulations. The ideal candidate is a hands‑on leader with a strong understanding of building systems, NYC housing codes, and the ability to motivate and develop site-level teams.
Key Responsibilities Operational Oversight
Supervise a portfolio of residential properties to ensure smooth operations and exceptional resident service.
Conduct regular site inspections of buildings, mechanical systems, and vacant apartments.
Ensure all properties comply with state, federal, and local housing regulations and company standards.
Oversee adherence to safety and health requirements (e.g., fire safety, window guards, lead paint, Local Laws).
Coordinate building repairs, preventive maintenance programs, and capital improvement projects.
Review major repair proposals and vendor contracts; manage supply and equipment inventories.
Team Leadership
Supervise and mentor Site Managers, Superintendents, and maintenance staff within the assigned portfolio.
Evaluate staff performance and support professional growth through training and coaching.
Approve time‑off and overtime requests; manage schedules to ensure proper site coverage.
Collaborate with management on operational challenges and problem‑solving strategies.
Compliance & Reporting
Prepare for and lead property inspections, including REAC, insurance, and agency audits.
Review monthly management and maintenance reports for accuracy and completeness.
Track and resolve violations, code corrections, and insurance recommendations.
Maintain proper documentation and ensure properties meet audit‑readiness standards.
Emergency & Safety Management
Respond to on‑site emergencies and coordinate action plans with property teams.
Implement safety procedures and storm preparedness protocols.

Qualifications
5–7 years
of property management or building supervision experience (affordable housing preferred)
Deep knowledge of NYC building codes, Local Laws, and affordable housing compliance standards
Proven experience managing multiple properties and supervising site staff
High school diploma or equivalent required; vocational or technical training preferred
Valid NYS driver’s license required
Proficiency in Microsoft Office; familiarity with Yardi or similar property management systems preferred
