Our ideal candidate is an enthusiastic, organized independent worker with an excellent work ethic who is ready to jump into a fast‑paced environment. Experience in all aspects of apartment maintenance is preferred. A qualified candidate will have HVAC/CFC certification, HVAC experience, and the ability to work with plumbing, electrical, drywall/painting, and appliance repairs.

Job Duties

Communicates the status and outcome of any emergency, property condition, safety issue, and other notable items to the PM as soon as practicable.

Ensures that all employees are properly trained, performing their assigned duties, and have the necessary equipment and resources.

Follows budgetary guidelines and ensures all inventory purchases are approved by the PM and comply with established purchasing procedures.

Maintains a safe working environment and educates employees on proper safety procedures.

Works with the PM to develop and implement the property's hurricane preparedness plan.

Assists in creating and implementing a preventative maintenance program for the facility using the set parameters.

Stocks, orders, and arranges an inventory of parts, supplies, and materials.

Monitors the functions of service contractors and building repair and maintenance contractors.

Assists with the solicitation of bids and proposals for the property, and makes recommendations to the PM.

Performs a daily walk‑through of the property to ensure aesthetics, equipment, and facilities are in working order.

Installs and restores industrial machinery and equipment’s electrical systems, apparatus, and electronic components.

Monitors the maintenance of all mechanical equipment in the community including water heaters, HVAC systems, and similar items.

Replaces damaged or broken wires, cables, and diagnoses defective machinery such as transformers, motors, and lighting fixtures.

Replaces machine electrical components such as relays, switches, and motors, and positions detecting devices that are malfunctioning.

Monitors and adjusts controls that regulate building systems such as air conditioning and boilers.

Other responsibilities may be assigned by the Property Manager.
