Position Overview The Director of Preconstruction & Estimating oversees all preconstruction activities, including conceptual estimating, detailed quantity takeoffs, value analysis, constructability reviews, procurement strategy, and early project planning. This leader will guide the estimating team, partner closely with operations and business development, and act as a strategic advisor to clients and design partners. This role requires a strong combination of technical estimating expertise, leadership ability, communication skills, and market knowledge within the Seattle construction landscape.
Key Responsibilities Leadership & Team Development
Lead, mentor, and develop the preconstruction and estimating team.
Establish department processes, tools, and best practices to ensure efficiency and accuracy.
Support recruitment, training, performance management, and career development.
Preconstruction & Estimating Management
Oversee all preconstruction efforts from project pursuit through GMP and hand‑off to operations.
Prepare and/or review conceptual estimates, schematic/design‑phase estimates, and detailed cost breakdowns.
Ensure accuracy and completeness of quantity takeoffs, subcontractor pricing, and cost models.
Manage estimating schedules, deliverables, and team assignments.
Client, Partner, & Project Engagement
Work directly with clients, architects, engineers, and internal operations to align scope, design intent, and budget.
Lead value engineering, cost‑saving studies, and design‑assist strategies.
Present estimates, reporting, and recommendations to executives and clients.
Bid Strategy & Procurement
Develop bid strategies, subcontractor outreach plans, and procurement schedules.
Build and maintain strong relationships with subcontractors and suppliers in the Seattle market.
Oversee subcontractor prequalification, bid review, leveling, and selection.
Business Strategy & Collaboration
Support business development with pursuit planning, proposal input, and interview participation.
Participate in early project risk analysis and feasibility reviews.
Contribute to annual budgeting, forecasting, and long‑term strategic planning for the department.
Qualifications
10+ years of experience in commercial construction estimating or preconstruction.
5+ years in a leadership or management role within a general contractor environment.
Strong knowledge of Seattle‑area construction markets, trades, and pricing.
Proven experience with conceptual estimating for complex commercial projects.
Proficiency with estimating software (e.g., WinEst, Sage Estimating, Bluebeam, OST, Assemble, etc.).
Strong communication, presentation, and client‑facing skills.
Ability to collaborate effectively with design teams, owners, and internal stakeholders.
Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent experience.
