What is an Occupancy Verification?
lenders require periodic updates on their properties. Inspections verify property occupancy and report on general condition via a mobile application, usually exterior only; about 10% require interior photos after vacancy. Responsibilities
Complete inspections within 4 days of assignment. Report general property conditions and make a determination of occupancy based on industry standards. Take 9+ photos with brief comments. Complete a short form in the app. Spend extended periods driving while making numerous stops during the day. Most inspections take 5‑6 minutes. Requirements
Computer with internet connection. Reliable vehicle (good gas mileage a plus). Smartphone (Android or iPhone). Printer. Pass a standard background check using a valid driver's license. Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary by county and volume. Although paid per inspection, the role earns approximately $30‑$40 per hour. Depending on county and urban or rural status, you may complete 20‑500 inspections per month while working 2‑30 hours per week. Lower‑volume counties have higher rates; higher‑volume counties have lower rates. Work is consistent month‑to‑month.
