What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and send out independent contractors to perform inspections. The purpose of the property inspection is: To verify property occupancy. To report on the general condition of the property using a mobile application. Most inspections are exterior only. About 10 % require interior photos after the property has gone vacant. We contract with inspectors at a county level. Inspectors are responsible for completing all inspections in their county, possibly splitting the county with another inspector if volume allows. Responsibilities
Typical inspections take 5–6 minutes. Complete each inspection within 4 days of assignment. Report general property conditions and determine occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in an app. Be able to spend extended periods driving while making numerous stops during the day in the assigned territory. Requirements
Computer with an internet connection. Reliable vehicle (good gas mileage is a plus; you pay for your own gas). Smartphone (Android or iPhone). Printer. Pass a standard background check using a valid driver’s license. Pay and Hours
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although paid per inspection, the equivalent hourly pay is typically $30–$40. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower‑volume counties have higher rates, higher‑volume counties have lower rates. Work is consistent month to month. You earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
