What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to perform inspections. The purpose of the property inspection is to:
Verify property occupancy.
Report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. We contract inspectors at a county level, meaning you will be responsible for all inspections in your county or splitting the county with another inspector if volume warrants.
Responsibilities
Complete each inspection within 4 days of assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you pay your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. You earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower volume counties offer higher rates; higher volume counties offer lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month.
