Assistant Community Manager The Assistant Community Manager oversees daily operations and financial functions under the supervision of the Community Manager. In the absence of the Community Manager, the role includes personnel, leasing, maintenance, finance, administration, and risk management, ensuring compliance with company policies, safety and fair‑housing regulations, and statutory requirements.

Responsibilities

Post all payments and income from applicants, residents, and non‑current residents accurately, timely, and efficiently.

Process and reconcile daily account receivables.

Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts, including utility bill‑backs where applicable.

Perform all end‑of‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files for accuracy.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Ensure regular/day‑to‑day onsite attendance.

Screen, hire, train, coach, and develop onsite staff in accordance with company directives.

Provide ongoing training, coaching, counseling, and guidance to uphold staff effectiveness.

Promote harmony and quality performance through supportive leadership.

Ensure staff compliance with company policies and procedures.

Implement effective leasing techniques, including closing, follow‑up, documentation, and reporting.

Execute marketing strategies per the annual marketing plan.

Address resident complaints, concerns, and requests to maintain satisfaction.

Develop and implement resident retention programs.

Show, lease, and move in prospective residents.

Manage maintenance service requests and turnaround.

Maintain property appearance and oversee timely repairs, including inspections and tours.

Supervise all business functions related to operations and manage property resources, equipment, and supplies efficiently.

Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred, or two years of housing‑industry experience, or one‑to‑two years of related experience.

Basic computer skills and familiarity with onsite software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular standing or sitting, frequent movement, occasional ladder use, ability to lift up to 25 lbs., operating machinery or power tools, working across varied temperatures and environments.

Compensation & Benefits Salary Range: $27.79 per hour to $28.79 per hour.

Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, commission and performance bonuses when applicable, paid sick days, and company holidays.
