Maintenance Technician — Essential Duties & Responsibilities

  • Assist in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager.
  • Perform make-ready tasks consistent with the property’s operational objectives.
  • Respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
  • Assist with scheduling and performance of maintenance/repair-related turn events.
  • Assist in daily exterior maintenance of the community, including grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate chemical logs.
  • Inspect grounds, buildings, and other community features to identify and correct hazardous conditions.
  • Maintain preventative maintenance programs to extend asset life and minimize future repairs.
  • Follow Asset key policy and maintain an organized, safe maintenance shop adhering to OSHA guidelines.
  • Assist in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested and monitor inventory of equipment and supplies.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, and make-ready status.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report observed violations of community rules and regulations to the Maintenance Supervisor or Community Manager.
  • Participate in on-call emergency coverage at the community.
  • Operate resources, equipment, and supplies economically.
  • Assist with additional tasks as requested by the Maintenance Supervisor and Community Manager.
  • Demonstrate excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Enforce community policies as directed by the supervisor.

Education/Experience

  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Ability to move about the worksite, climb ladders, stairs, ramps, and work in various environments, including tight and confined spaces.
  • Lift and move objects of 100+ lbs. and operate tools and equipment as needed.
  • Work in varying weather conditions, and be able to work overtime, weekends, and on-call emergencies.

License/Equipment

  • Must have reliable transportation due to the on-call requirement.

Salary

Salary Range: $26 per hour to $26 per hour.
