Maintenance Technician The Maintenance Technician assists in carrying out maintenance processes including corrective, preventative, routine, emergency, and cosmetic maintenance, and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance: attend onsite daily; respond to resident requests and work orders for common areas, buildings, and units promptly.
Repair and Replacement: complete necessary repairs for common areas and units; support scheduling and performance of maintenance/repair events.
Environmental Care: maintain exterior grounds; perform swimming pool maintenance and maintain accurate chemical logs.
Inspections: inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
Preventative Maintenance: run program that extends community life while minimizing future repairs.
Safety & Logistics: manage a well‑organized maintenance shop, uphold safety standards and OSHA guidelines, support hazard communications program.
Inventory & Record Keeping: monitor inventory, maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status.
Customer & Resident Relations: provide excellent customer service, monitor service request turnaround, project favorable image of community.
Emergency Support: participate in on‑call emergency at community; perform additional tasks as requested by Supervisor and Manager.
Education / Experience
High School Diploma or Equivalent.
Basic computer skills; ability to understand and perform all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly required to move about, ascend/descend ladders, stairs, and step stools; lift and place objects of 100+ lbs.; work in overhead positions; operate machinery and power tools; exposed to hazardous chemicals; work overtime, weekends, night hours (on‑call emergencies).
Occasionally stationary, standing or sitting for prolonged periods.
License / Equipment
Reliable transportation required due to emergency on‑call requirement.
Benefits Full‑time employees receive paid sick days and company holidays. Compensation includes benefits (medical, dental, vision, life, accidental, disability insurance), 401(k) with employer matching, commission and performance bonuses where applicable. Additional total rewards package may apply.
Salary Range $24 per hour to $26 per hour
