Job Summary At Kaufman Lynn, our Senior Project Manager serves as the senior on-site company representative responsible for managing all administrative and technical requirements. The role supervises contract administration, change orders, submittals, procurement, project financials set‑up and updates, and scheduling to ensure projects are completed with quality, profitability, safety, and timeliness. The senior project manager maintains a relentless focus on meeting and exceeding customer needs and expectations, building business with current customers through reliable delivery, and creating new business opportunities by actively promoting Kaufman Lynn’s construction services. The candidate will be capable of overseeing multiple small projects or the largest projects within Kaufman Lynn’s portfolio.
Key Responsibilities
Generate the primary schedule and weekly updates; prepare pay applications and all project close‑out documents; conduct owner and subcontractor meetings.
Monitor performance of field operations, prepare P6 subcontractor scopes, negotiate contracts and buyout, and manage change orders.
Manage safety and quality effort for the project, utilizing appropriate safety and QC resources.
Produce project financial reports, including updated cost projections.
Develop and maintain client relationships with the goal of repeat profitable business.
Review project proposals or plans to determine time frame, financial objectives, and procedures for accomplishing work; assess staffing requirements and resource allocation across project phases.
Establish work plan, budget, and staffing for each project phase; arrange assignment of project personnel.
Identify changes in scope or differing conditions and secure appropriate change orders for project cost and time.
Qualifications
5‑10+ years experience in a Lead Project Manager role managing large‑scale condo or multifamily projects.
Experience in multifamily, senior living, and/or high rise projects required; municipal and/or commercial experience is a plus.
Bachelor’s degree in Construction Management, Engineering, or equivalent experience.
Ability to perform financial analysis; draft and understand contracts.
Ability to manage a team, resolve disputes, and foresee potential cost or schedule issues.
Outstanding oral, written communication, and interpersonal skills.
Familiarity with Procore preferred.
Proficiency in Microsoft Office, Expedition, Suretrack, P6 (or equivalent) required.
Bilingual (English/Spanish) is a plus.
