Essential Duties & Responsibilities
Lead leasing and marketing operations under the supervision of the Regional Supervisor.
Develop and execute strategic marketing plans to achieve budgeted occupancy.
Supervise the leasing team, ensuring effective leasing processes, accurate reporting, and resident satisfaction.
Implement resident retention programs and manage resident complaints.
Build and maintain relationships with vendors, business contacts, and community stakeholders.
Monitor resident satisfaction through surveys and follow‑up phone calls.
Communicate regularly with Regional Vice President, Supervisors, and Community Managers about goals and concerns.
Marketing Management
Assist in developing annual marketing plans and budgets.
Execute marketing campaigns and outreach to increase property traffic.
Monitor leasing/renewal progress and prepare event planning for lease and renewal events.
Maintain product knowledge of property, competition, and market conditions; produce weekly market survey reports.
Personnel Management
Screen, hire, train, coach, and develop on‑site staff in accordance with company policies.
Provide ongoing training, coaching, and counseling to ensure staff effectiveness.
Promote staff performance and enforce compliance with training benchmarks.
Administrative Management
Provide excellent customer service and monitor service request turnaround.
Ensure timely property maintenance and conduct regular inspections.
Supervise all business functions related to operations and manage property resources economically.
Travel
Travel is required, estimated at 100% of work time annually for property visits, conferences, training sessions, and other business activities.
Education & Experience
High School Diploma or equivalent; bachelor’s degree preferred or one year of experience in student housing.
Basic computer skills and proficiency with on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing or sitting for prolonged periods; repeat wrist, hand, and finger motions.
Ability to move between work sites, ascent/descent of ladders, stairs, scaffolding, and various work environments.
Lift and handle objects up to 25 lbs; operate machinery, power tools, motor vehicles, and golf carts.
Work in small/closed spaces, outdoors, extreme temperatures, and exposure to hazardous chemicals.
Salary Range $67,000 to $72,000 per year.
