Overview As the Service Manager, you will lead the Service team and ensure the property remains in tip‑top condition through a passion for quality appearance, proactive maintenance and repairs. You’ll also mentor a crew of skilled technicians, solve maintenance challenges, and keep everything running smoothly while communicating effectively.

Key Responsibilities

Oversee daily maintenance operations and collaborate with Property Managers on property needs and escalations.

Work closely with Regional Service Managers on larger capital projects, including value‑add execution and other larger initiatives.

Preserve property quality through general maintenance of HVAC, electrical, plumbing, carpentry, drywall, appliances, exterior structures, swimming pools and snow removal.

Ensure apartment homes and turnover processes align with Mission Rock standards and achieve mission goals.

Provide exceptional service in every resident interaction.

Lead by example, driving accountability within the Service team to prioritize timely and high‑quality response and completion of work orders.

Partner with Property Managers to support operational goals and performance that meet owner objectives and adhere to Mission Rock standards.

Manage purchase orders for supplies to keep budget goals on track.

Maintain a clean, polished curb appeal and overall cleanliness of the property from a customer and owner perspective.

Develop and grow the team, including Service Technicians, Groundskeepers, Housekeepers, etc.

Plan and prepare work schedules, delegate workloads, and monitor workflow.

Communicate effectively via email, phone, text, and in‑person conversations in line with the MRR T.R.U.S.T.

Strong customer service and communication skills, with a willingness to go the extra mile

Cost savings acumen

HVAC certification is required

CPO certification required

3‑5 years of multi‑family or similar industry maintenance skills/experience

Adherence to Fair Housing best practices

Must be able to perform general/routine inspections and identify possible issues

Apply a “can do” mentality toward implementing efficient solutions (e.g., do the hard work now so you don’t have to later)

Valid driver’s license with reliable transportation

Basic computer skills, including familiarity with Microsoft Suite

Candidate requires own set of tools

Salary $25‑$29 per hour
