Overview
Our client is seeking a
Senior Property Manager
to oversee a portfolio of commercial assets across San Antonio. This position plays a central role in tenant management, financial oversight, operational performance, and ensuring assets meet ownership expectations. The role suits a polished operator with strong commercial property management experience and the ability to lead teams while maintaining direct client and tenant relationships.
Key Responsibilities
Oversee daily management of a commercial portfolio (retail, office, and/or industrial).
Conduct recurring property inspections to ensure compliance, safety, and operational excellence.
Manage maintenance programs, service contracts, and vendor relationships.
Support capital projects, tenant improvements, and turnover activities.
Serve as the primary tenant contact for service issues, renewals, complaints, and escalations.
Maintain close communication with ownership, providing operational, financial, and risk updates.
Partner with leasing to support renewals, expansions, and occupancy initiatives.
Prepare annual operating budgets, reforecasts, and CAM reconciliations.
Review monthly financial statements and manage variances.
Oversee rent collections, enforce lease compliance, and manage delinquencies.
Approve and manage expenses within budget.
Leadership & Internal Management
Lead assistant property managers and support staff.
Ensure timely reporting, process adherence, and operational consistency.
Support onboarding and training of new team members.
Qualifications
5–10+ years of commercial property management experience (retail or office preferred).
Strong understanding of building operations, maintenance, and vendor management.
Financial competency: budgeting, CAM reconciliations, interpreting financial statements.
Excellent communication and tenant-facing skills.
Experience leading teams and overseeing multiple assets.
Yardi or comparable property management software exposure preferred.
Texas real estate license is a plus.
