Overview
The Site Manager coordinates on-site activities for residential construction projects, including coordinating subcontractors, materials and equipment, ensuring that specifications are followed, and work proceeds on schedule and within budget. The Site Manager is responsible for scheduling, inspections, quality control, and jobsite safety. Responsibilities
Schedule subcontractors, consultants, and vendors on the critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Communicate with project team regarding ASIs, RFIs, and material submittals. Ensure that subcontractors are fully executing and complying with their contracted scope of work. Coordinate required inspections with local jurisdictions. Identify subcontractor non-compliance with safety, health, and environmental quality standards. Identify conflicts in construction progress and communicate them to the project team for resolution. Maintain daily logs including photos of activities on the jobsite. Review invoices and maintain three-week schedules. Administer safety meetings and toolbox talks. Photograph sites daily and upload to server; maintain daily paperwork such as site reports, schedule updates and email correspondence utilizing Office Suite. Perform Site Manager duties at multiple job sites and ensure subcontractors have corrected all deficiencies identified by the project team. Walk all projects daily to monitor activities and assist in future planning. Preside over weekly subcontractor meetings to coordinate work. Issue notices of non-compliance to subcontractors regarding quality of work or scheduling. Keep the job site clean and organized at all times. Perform job progress and completion punch list identification and completion. Secondary Functions
Assist in budgeting, bidding, and award of subcontracts. Gather project material submittals and maintain approval records at the jobsite. Coordinate homeowner specifications with design staff. Identify areas of work outside of the subcontracted scope. Preside at pre-construction meetings with each subcontractor. Open and secure the jobsite at the start and end of each day. Job Scope
The Site Manager is responsible for the timely completion of the project and ensuring construction in accordance with plans, specifications, and local codes. The Site Manager schedules subcontractors, consultants, and vendors and coordinates their work to align with the plans. Any conflicts or revisions should be communicated to the project team for mutual resolution before deviating from approved plans. The Site Manager establishes and enforces site quality control programs. The role does not have authority to execute monetary agreements; all requests for monetary agreements must be referred to the Project Manager for consideration prior to work performed. Supervisory Responsibility
Superintendent shall supervise all subcontractors, consultants, and vendors daily. The Site Manager shall supervise all Assistant-Superintendents and laborers. Qualifications
Minimum of five years of verifiable experience; thorough knowledge of trades; computer literate; experience in residential construction and custom home building required. Office experience with Microsoft Office (Excel, Word, Project, Outlook) preferred. Ability to read and interpret documents such as safety rules and operating instructions; ability to write routine reports and correspondence. Provide direction to and resolve problems among 30+ subcontractors and vendors. Strong communication and interpersonal skills; able to work with diverse teams. BluePrint reading; endurance to visit entire job site including stairs or elevated structures. Other Skills
Language, mathematical, and reasoning abilities as described: reading and interpreting documents, writing, teamwork, planning/organizing, professionalism, safety, adaptability, attendance, dependability, initiative. Physical Demands
The position involves work at construction sites, indoors and outdoors. May require additional hours to meet deadlines. Requires dexterity for computer use and the ability to stand, walk, climb, stoop, kneel, crouch, or crawl as needed. How to Apply
