BRIEF DESCRIPTION Estimator II is responsible for managing estimators and assisting Senior Estimators and Preconstruction Managers with developing a construction budget and schedule that can be profitably implemented within an established budget. Estimator II is also responsible for maintaining positive relationships with clients, architects, developers, engineers, subcontractors, local building officials for projects, executives, and corporate staff. Estimator II can be the team lead during the bid-out process ensuring the processes are completed in timely and correct manner, managing all 16 divisions during the bid-out process, and managing the evolutions of budgets throughout the design period. The Estimator II reports directly to Senior Estimator or Preconstruction Manager as assigned.
KEY RESPONSIBILITIES
Proficient with Building Connected, Microsoft Excel, and Bluebeam
Lead the bid process for projects in various stages of design
Able to estimate all 16 divisions for multifamily construction
Represent Harkins independently in various meeting scenarios including site visits, design meetings, etc.
Maintain current knowledge and use of all local and state building codes and public funding source design standards
Perform multi-family construction take-offs independently
Perform construction drawing review of all disciplines and identify constructability or coordination concerns and value analysis opportunities
Assist with analyzing and coordinating plans and specifications
Able to apply unit costs to develop conceptual estimates and speak intelligently about unit pricing
Perform site analysis, cut fill studies, and geotechnical analysis
Interpret geotechnical, soils, and environmental reports and understand their impacts on pricing
Solicit and build relationships with subcontractors for projects
Under the guidance of the Senior Estimator, work with owner's team to finalize contract documents
Able to independently create construction budgets based on preliminary and schematic documents
Assist the senior estimator with the architects, engineers, and owners in the development of plans and specifications that are within the proposed budget limitations
Lead subcontractor bidding and scoping of projects to help develop construction budgets
Formulate and coordinate project bid campaigns using inhouse tools (i.e. select specific subcontractors whose services fit the project criteria in all 16 divisions) and develop, coordinate, and issue all project correspondence to the project principles
Develop a relationship with subcontractors through conceptual budgeting and project bid-out
Develop, record, and recall trend cost information for budgeting
Responsible for timely completion of assigned projects
Attend required corporate meetings, training programs, and Harkins University seminars/webinars
Other duties as assigned
DOCUMENT CONTROL & MANAGEMENT
Analyze and document plan overlays to determine changes & revisions to the contract documents (plans and specifications) that may impact the budget and/or constructability of the project
Thoroughly review all project documents to establish specific scopes of work for select trades
Analyze subcontractor proposals throughout select trades and determine if the proposals meet the specific project scope of work and all applicable project requirements
PREFERRED QUALIFICATIONS
Bachelor of Science in Construction Management, Engineering, Business, or related discipline
Minimum of 1-2 years of experience in estimating
Demonstrated ability to understand construction plans and specs
Knowledge of management fundamentals
Ability to use Phoenix scheduling
Ability to use Procore
Demonstrated ability to use Microsoft Excel and Word
Good communication, presentation, and organizational skills
Experienced with Building Connected, Bluebeam, Insite, and On-Screen Takeoff or similar estimating software
Knowledgeable with CSI format and ability to read and interpret plans and specs
General knowledge of construction industry, scheduling, contract law, and contract negotiations
Familiar with regional marketplace, pricing, and subcontractor community

BENEFITS & COMPENSATION Harkins offers a total compensation package that includes base salary, bonus potential, and a comprehensive benefits package including health/dental/vision benefits, paid time off, retirement/401k, and Company Contribution plan. Additional benefits include life insurance, short & long-term disability, HSA/FSA, tuition reimbursement, and mileage and expense reimbursement. For this role, the base salary range is $70,000-$90,000. Compensation may vary outside of this range depending on a number of factors, including a candidate's education, experience, skills, and geographic location. Base pay is one part of the Total Compensation Package that is provided to compensate and recognize employees for their work.
