Bullpen, on behalf of our client, is seeking a Construction Project Manager to join a fast‑growing real‑estate investment and development platform pioneering a unique niche: acquiring hotels and converting them into high‑quality multifamily housing. The firm has built a ~\$300M portfolio and continues to scale quickly, backed by an evergreen fund of committed high‑net‑worth investors.
This is an owner’s‑rep style role where you will own the construction phase from pre‑development through delivery, managing GCs, enforcing schedules, driving budgets, solving problems in real time, and ensuring projects turn over at the highest standards. You’ll be brought into deals earlier, collaborate closely with acquisitions, and have a major influence on project feasibility, design assumptions, and execution strategy.

What You’ll Do Early‑Stage / Pre‑Development
Bring construction expertise into feasibility, underwriting assumptions, and project planning.
Vet and recommend general contractors and consultants.
Prepare and run competitive bid processes; analyze bids and award GC contracts.
Project Execution & Delivery
Act as the
owner’s rep , managing the GC from start to finish.
Develop and enforce detailed project schedules; resolve delays quickly.
Proactively solve ambiguous and evolving problems typical of conversions.
Ensure timely procurement, materials flow, and milestone delivery.
Drive projects to on‑time closeout, punch list completion, inspections, and unit turnover.
Budget & Cost Control
Build and manage project budgets; track forecasts and cost variances.
Reduce change orders through detailed scopes and early coordination.
Identify value‑engineering opportunities without sacrificing quality.
Manage draw requests and maintain clear financial reporting.
Quality, Compliance & Safety
Ensure projects meet design intent, quality standards, and code/ADA requirements.
Maintain strong relationships with local jurisdictions and inspectors.
Conduct routine site walks and enforce safety protocols.
Cross‑Functional Coordination
Partner with Acquisitions early to validate assumptions and scope.
Collaborate with internal teams through handoff to operations/asset management.
Lead project meetings, communicate progress, and keep all parties aligned.
What You Bring
5+ years of construction project management experience (multifamily experience highly preferred).
Experience acting as an owner’s rep or managing GCs directly.
Strong scheduling, budgeting, and construction oversight skills.
Ability to operate in ambiguity, solve problems on the fly, and own results.
Experience with Procore, Buildertrend, MS Project, or similar tools.
Bachelor’s degree in Construction Management, Engineering, Architecture (preferred).
PMP, CCM, or OSHA 30 certifications are a plus.
