This role is onsite, 5 days a week at our New York City offices.

Summary We are looking for a Vice President to join Aquarian Real Estate Partners (AREP) to oversee AREP’s CMBS and RMBS portfolio. The candidate will manage an existing book while driving growth through thoughtful origination, underwriting, and execution of new transactions. A self- starter with independence and motivation is essential.

Key Responsibilities

Lead end‑to‑end surveillance of an assigned CMBS/RMBS portfolio, including analysis preparation and presentation to investment committees.

Originate, structure, negotiate, underwrite, and execute CMBS/RMBS loans across various asset classes, providing investment recommendations to AREP leadership and committees.

Stay current on CRE markets, CMBS/RMBS trends, macroeconomic and capital market conditions.

Participate in internal credit discussions and support rating decisions alongside the internal ratings team.

Review loan documentation and due diligence materials, preparing transaction data tapes and summary term sheets.

Analyze underlying mortgages and real estate properties to support CMBS/RMBS execution.

Collaborate with internal and external stakeholders—including lenders, advisors, and service providers—to support deal execution.

Qualifications

Bachelor’s degree in Finance, Economics, Real Estate, or a related field.

7+ years of experience in real estate finance, structured products, or capital markets, with a focus on CMBS/RMBS underwriting or surveillance.

Experience or exposure to secondary trading of CMBS/RMBS is a plus.

Strong analytical and quantitative skills, with the ability to evaluate complex structures and present findings clearly.

Demonstrated ability to originate and underwrite commercial real‑estate transactions across multiple property types.

Familiarity with loan documentation, due diligence processes, and securitization mechanics.

Excellent communication and presentation skills, with experience presenting to investment or credit committees.

Collaborative, detail‑oriented, and comfortable working in a fast‑paced, entrepreneurial environment.
