ABM, a leading provider of integrated facility solutions, is looking for a UnionChief Engineer.

The Chief Engineer oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property. The goal is maximum life and reliability of all systems. The Chief Engineer must be flexible and willing to perform all duties that are assigned. Those duties may include maintenance and operations of HVAC, mechanical, plumbing and electrical systems. They may also include general building maintenance and building inspections. The Chief Engineer must respond to client requests, open and assign work orders and order parts when necessary. The Chief Engineer must also ensure compliance with expense guidelines, company policy, and governing codes.

Pay Range is: $76.96 HR

The pay listed is the salary range for this position. An offer will vary based on the applicant's education, experience, skills, abilities, geographic location, and alignment with market data.

Location: 11100 Santa Monica Blvd., Los Angeles, CA

Schedule: Mon-Fri 7am-3pm

Benefit Information: This is a union position and as such will include union benefits in accordance with Local 501 CBA.

Essential Functions

Oversee all aspects of the facility’s critical physical infrastructure

Oversee the development and accuracy of site-level operating procedures and other documentation

Supervise and escape as needed ABM’s response to after‑hours emergencies at assigned facilities

Manage the Change Management Program

Manage the MOP, SOP and EOP Program

Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials

Effectively and efficiently manage the operations budget and expenditures of assigned contracts

Manage the complete physical assets pertaining to the Operation and Maintenance of the critical and non‑critical infrastructure equipment and systems

Resolve all electrical, mechanical and Fire Protection System issues in the facilities while minimizing risk and business impact and communicate issues to management and customers in a timely manner

Manage the customer relationship and act as the single point‑of‑contact for all facility‑related issues, including schedules, new business, projects, budgets, expansion, and staffing

Set, review and approve employee work/PTO schedules, audit and process employee time and payroll

Manage access to the facilities ensuring the appropriate access control lists are maintained and reviewed regularly

Make space and power recommendations to the customer and manage power and cooling capacity and environmental conditions

Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set‑points, thresholds, alarm‑points, etc.) which could impact customer operations

Ensure that ABM training expectations are met and audit the process monthly

Identify, vet, and approve all sub‑contractors who will perform work on‑site

Develop PM contract scopes‑of‑work, ensure contract terms are fulfilled

Qualifications

10 years+ Chief Engineer/Assistant Chief Engineer experience

Prior experience with managing operations at large portfolio of buildings

Strong knowledge of electrical, UPS and emergency power systems

Experience in work planning, scheduling and managing a large group of Stationary Engineers.

Highest‑level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license

BOMA Certification

High‑rise Fire Safety Director, Haz‑Mat Certification, Indoor Air Quality Certification, LEED Certification preferred

Certification meeting OSHA ACM awareness training requirements as required

Working knowledge energy conservation required, formal training preferred

Strong oral and written communication skills

Strong employee relation skills, coaching and training skills

Proficiency with MS Word, Excel, and Outlook

Computer skills and building automation systems experience required
