Position Summary The Leasing Manager oversees all aspects of leasing and marketing for a property, working closely with the Community Manager to set leasing goals, develop strategic marketing plans, and lead the leasing team to achieve budgeted occupancy.
Essential Duties & Responsibilities
Strategic Leasing Management – responsible for leasing strategy, team leadership, and resident relations.
Regular onsite attendance and effective leasing techniques, including closing, follow‑up, and documentation of leases.
Audit all lease files to ensure adherence to policies and procedures.
Handle resident complaints, concerns, and requests to maintain resident satisfaction.
Develop and implement resident retention programs such as events, promotions, and newsletters.
Show, lease, and move in prospective residents.
Marketing Management – assist in developing the annual marketing plan and budget, implement marketing efforts, and generate traffic through campaigns and design outreach.
Monitor leasing/renewal progress, oversee renewal events, and maintain product knowledge of the property and local market.
Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy.
Personnel Management – screen, hire, train, coach, and develop on‑site staff, ensuring compliance with company policies and training benchmarks.
Administrative Management – manage customer service, service request turnaround, property appearance, repairs, and operations business functions.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry.
Basic computer skills and understanding of on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing or sitting for prolonged periods; frequent ladder, stair, and scaffolding use; ability to lift and move objects up to 25 lbs.; operate vehicles or golf carts; work in various environmental conditions including weather, temperature, and hazardous chemicals.
Compensation & Benefits Salary Range: $27–$29 per hour.
