Program Overview The Barbara Kleiman Men’s Shelter is a 200-bed, 24/7 emergency shelter for homeless men. The program serves both individuals diagnosed with mental illness and/or substance use disorders (130) and individuals who are employed or seeking employment (70). Comprehensive services include case management, individual and group counseling, mental health and primary medical care, recreational activities, occupational therapy, employment and job readiness services, and housing placement assistance.
Position Overview Under the general direction of the Building Manager and the Program Director, the Assistant Building Manager is responsible for hands‑on involvement and direction of custodial staff in performing repair and maintenance work in the interior (and as needed exterior) of the building. The role ensures all building equipment functions properly to provide a safe, clean, sanitary, code‑compliant facility for clients and staff, coordinates capital improvement projects, and performs related duties.
Essential Duties & Responsibilities
Support the Building Manager in overseeing daily operations and maintenance, ensuring a safe and well‑maintained environment for shelter residents.
Work closely with the Building Manager and Program Director to perform additional assigned duties.
Collaborate with custodial staff and Program Director to effectively plan for and respond to intensive, biannual inspections conducted by the Coalition for the Homeless and the annual inspection by DHS staff.
Assist in training and supervising custodial staff for janitorial and maintenance tasks, including sweeping, dusting, cleaning, mopping, waxing, referral removal, recycling, disinfecting, painting, and minor repairs; initiate disciplinary actions as needed.
Perform difficult repairs personally in a timely manner.
Maintain awareness of potential exposure to unsanitary conditions, unpleasant odors, and hazardous chemicals, and respond with applicable protocols for safety.
Assist the Building Manager and custodial staff in completing assigned work as needed.
Arrange and supervise service of building systems through outside contractors and oversee the work until completion.
Maintain facility documentation related to building inspections and in‑house inspections.
Remain available for overtime and to respond to emergencies on a 24/7/365 basis, especially after normal hours, weekends, and holidays; provide leadership presence in evening hours and weekends.
Absorb responsibilities of the Building Manager in their absence.
Perform other duties as assigned by the Building Manager.
Physical Activities The Assistant Building Manager must be able to walk between floors, walk the exterior to maintain appearance, stand, sit, bend, reach, squat, climb ladders up to 12 feet, and lift at least 30 lbs.
Qualifications
Bachelor’s degree with at least two (2) years of progressively responsible building maintenance, repair, and management experience, including one (1) year supervising custodial workers; OR
Associate’s degree with at least three (3) years of progressively responsible experience, including two (2) years supervising maintenance or custodial workers; OR
High school diploma or equivalent with at least four (4) years of progressively responsible experience, including three (3) years supervising maintenance or custodial workers.
Bilingual or multilingual language skills are a plus.
Certificates And Credentials A Fire Guard certification‑F‑02 or Fire Safety Coordinator F‑80, Certificate of Fitness for Standpipe/Sprinkler Maintenance (S‑12, S‑13, S‑95, P‑99), OSHA 10 and OSHA 30.
Preferred Skills
Leadership: Demonstrated ability to manage, motivate staff, and develop individual and group skills.
Team building: Ability to foster a team spirit to overcome challenges of serving a special client population.
Communication: Excellent oral, written, and listening skills.
Organizational: Ability to work well under high pressure and meet program mandates.
Interpersonal: Ability to interface with clients and all staff levels.
Computer: Knowledge of case management software and proficiency in Microsoft Office Suite.
