Senior Project Manager CCH - Christian Church Homes

Position: Senior Project Manager – Full-time, Exempt

Salary: $130,000 - $180,000 annualized. Benefits include health, dental, vision, life insurance, and 8% employer retirement contribution.

Location: CCH Central Office – Walnut Creek, CA. Regional and national travel required.

Job Summary Oversees and coordinates project management for acquisition/rehabilitation and new construction projects funded through private, federal, state, and local sources, including LIHTC. Organizes day‑to‑day planning, design, and implementation of complex real estate development projects, working with consultants and agency staff.

Key Responsibilities

Contribute to caring and positive working and living environments for all employees and residents.

Lead real estate activities from entitlements and community engagement through construction closings, construction management, lease‑up, and transition to full operations.

Research and secure funding sources for all development stages, including feasibility, pre‑development, construction, and permanent financing.

Submit complete funding applications and manage the preparation and submission process.

With supervision from the Director of Housing Development, assign and oversee development team work to maintain budget, quality, and schedule.

Organize reports, attachments, graphics, budgets, narratives, letters, certifications, and other documentation.

Represent CCH at funder, council, and other meetings; negotiate and recommend lenders and equity investors.

Secure entitlements for new projects and oversee zoning and city approval submissions.

Participate in community outreach, present to community groups, commissions, design review boards, city councils, and boards.

Procure, contract with, and manage development‑related vendors, consultants, and contractors.

Coordinate design development, asset management, and property management throughout project life cycles.

Monitor construction work, ensure high quality and schedule adherence.

Develop and maintain multiple budgets and financial pro forma throughout development.

Conduct feasibility analysis, manage cash flow projections, and implement cost‑containment strategies.

Oversee marketing, lease‑up scheduling, and coordination.

Ensure successful close‑out of funding and investor requirements.

Transfer project documents to asset management and resident services teams.

Assist in resolving construction warranty claims during the first year of occupancy.

Participate in department and organization activities.

Other duties as assigned.

Reporting & Organizational Relationships This position reports directly to the Director of Housing Development and supervises day‑to‑day activities of one or more functional areas.

Compensation & Classification Position is full‑time, exempt, based at the Central Office – Walnut Creek. Salary range: $130,000 – $180,000 annualized.

Qualifications

Bachelor’s Degree in a related field or equivalent combination of education and experience plus 5+ years affordable housing experience.

Read, interpret safety rules, operating instructions, building plans, and procedure manuals.

Write routine reports and correspondence.

Speak effectively before groups; calculate figures and amounts.

Apply basic algebra and geometry.

Advanced knowledge of project management principles.

Strong analytical, problem‑solving, interpersonal, written and oral communication, listening, presentation, group facilitation, influencing, and negotiation skills.

Proficient with Microsoft Office 365; quickly learn other systems.

Excellent organization, attention to detail, prioritization, and time management.

Serve with integrity, professionalism, and confidentiality.

Background check completion required.

Regional/national travel required; valid driver’s license and vehicle.
