About This Position The Senior Property Manager directs property management operations and provides leasing support for a commercial office portfolio. Responsibilities include tenant relations, budgeting, establishing operational policies, overseeing engineering and building technical systems, and supporting investor/owner relationships and communication activities.
Essential Functions
Service Partner Relations:
Manage service contracts with vendors; keep ongoing contracts up to date; conduct competitive and ethical bidding procedures; oversee work; conduct inspections; develop relationships; deliver customer‑service training to partner employees.
Construction / Project Management:
Oversee tenant and capital improvement projects, working closely with the Chief Engineer and engineering staff.
Tenant Relations:
Serve as Unico’s ambassador to building tenants on complex issues; maintain open lines of communication; preserve relations when transitioning properties to another owner; conduct annual tenant surveys and implement necessary changes.
Accounting & Reporting:
Generate budgets for property revenue, expenses and capital; oversee operating‑expense estimates and reconciliations; manage operating and capital expenses for the portfolio; oversee monthly management‑report preparation (cash flow) and final review; approve invoices and purchase orders.
Supervisory:
Provide leadership and support for building staff, supervise PM staff, and manage day‑to‑day office activities.
Leasing:
Ensure all spaces are ready for touring; negotiate and draft lease renewals; manage interactions with architects and legal counsel to produce space plans, construction documents and lease documents; track leasing encumbrances and provide required tenant notifications.
About You Skills:
In‑depth knowledge of commercial real‑estate accounting principles.
Proven ability to plan, oversee, and execute diverse projects effectively.
Strong writing, summarizing, and presenting data through clear, concise reports.
Experience supervising administrative and operations teams.
Expertise managing multiple projects simultaneously with exceptional time‑management and organization.
Exceptional written and verbal communication.
Sound decision‑making and commitment to delivering excellent customer service.
Proficiency in Microsoft Word, Excel, and property‑management software (e.g., Yardi).
Qualifications:
Bachelor’s degree in business, real estate, or a related field (required).
Washington State broker’s license, or ability to obtain within 90 days.
7+ years’ experience in commercial property management, leasing and construction (required).
RPA or CPM designation strongly preferred.
