Position Summary
The Financial Analyst will play a key role in supporting the company's acquisitions pipeline and portfolio performance initiatives. This role reports directly to the Director of Finance/Acquisitions and will collaborate closely with investment, asset management, and executive leadership teams. The ideal candidate is detail-oriented, financially savvy, and eager to grow within a dynamic real estate investment platform.
Key Responsibilities
Underwrite new real estate acquisitions by building and maintaining detailed financial models in Excel and ARGUS.
Analyze potential acquisition targets, including review of offering memoranda, leases, rent rolls, operating statements, budgets, loan documents, and third-party reports.
Assist in the preparation of investment committee materials and presentation decks for internal and external stakeholders.
Support due diligence workflows by coordinating with brokers, attorneys, lenders, and consultants.
Maintain deal-level checklists, timelines, and document control during transaction execution.
Conduct financial analyses on the existing portfolio (currently 37+ assets), including refinancing, sale scenarios, and long-term hold projections.
Support quarterly and annual asset valuations and performance reviews, tracking against underwriting and business plan targets.
Assist in preparing investor and lender reporting, including capital updates, NOI and return forecasts, and capital events.
Research local and regional market trends to inform underwriting assumptions.
Monitor peer and comparable transactions to benchmark acquisition and disposition metrics.
Work cross-functionally with acquisitions, finance, asset management, and operations teams.
Present analysis findings in clear, concise formats to support decision-making.
Qualifications
Education: Bachelor's degree in Finance, Real Estate, Economics, or Accounting required. Advanced degree or relevant certifications (e.g., CFA, CPA, MSRE) are a plus.
Experience: 2-4 years of relevant work experience in commercial real estate, finance, investment banking, or consulting, with a focus on financial modeling and transaction execution.
Technical Skills
Proficiency in Microsoft Excel, Word, and Outlook.
Experience with ARGUS and/or Yardi strongly preferred.
Strong understanding of real estate financial concepts including NOI, IRR, cap rates, waterfalls, and debt structures.
