We are seeking an experienced, hands‑on Commercial Property Manager to oversee the day‑to‑day operations, maintenance, tenant relations, and administrative functions for a portfolio of commercial properties in Worcester, MA. The ideal candidate is a proactive, solutions‑focused leader who is as comfortable coordinating repairs and walking buildings as they are managing budgets, leases, and office operations.

Key Responsibilities Property Operations & Maintenance (Hands‑On)

Perform light maintenance and repairs (basic plumbing, electrical troubleshooting, lighting, doors/hardware, painting, etc.).

Conduct regular property and building system inspections, identifying issues and ensuring prompt resolution.

Manage recurring maintenance schedules for HVAC systems, fire/life safety equipment, and building infrastructure.

Coordinate and supervise vendors and contractors for larger repairs, routine services, and capital improvement projects.

Respond to emergency maintenance situations and support after‑hours needs when required.

Tenant Relations & Lease Administration

Maintain strong tenant relationships through responsive communication, professional service, and timely follow‑ups.

Address tenant inquiries, maintenance requests, and concerns with urgency and clarity.

Oversee move‑ins, move‑outs, space inspections, and lease compliance.

Manage lease administration including renewals, rent collections, CAM reconciliations, and enforcement of lease terms.

Develop, manage, and monitor annual property budgets, operating expenses, and capital expenditures.

Track and review invoices, approve vendor billing, and prepare monthly/quarterly reports for ownership.

Maintain organized property files, maintenance logs, tenant documentation, and compliance records.

Compliance & Safety

Ensure all properties comply with building codes, environmental regulations, and safety requirements.

Maintain documentation for inspections, permits, and regulatory compliance.

Promote a safe environment by identifying risks and implementing corrective actions.

Qualifications

3+ years of commercial property management experience (office, retail, industrial, or mixed‑use).

Hands‑on maintenance capability preferred; ability to troubleshoot basic building issues.

Strong understanding of lease administration, budgeting, vendor management, and property operations.

Excellent communication, negotiation, and customer service skills.

Proficiency with MS Office and property management systems/software.
