We are currently recruiting an Assistant Superintendent for a self performing developer to work on a multifamily project in Tampa . This role ensures work is performed safely, on schedule, within quality standards, and in alignment with project plans and specifications. You will be expected to work closely with subcontractors, field staff, the project management team, and client representatives.

Key Responsibilities

On-Site Field Management Assist the Superintendent in day-to-day field operations for a multifamily construction project (podium, garden-style, high-rise, or wrap configuration). Maintain a visible presence on the jobsite to monitor progress, safety, and quality. Support daily coordination of subcontractors, vendors, and field labor. Participate in daily stand-up meetings and weekly subcontractor coordination meetings. Help maintain and enforce the project schedule, including sequencing of trades.

Quality Control & Compliance Conduct daily inspections to verify work is being performed according to plans, specs, and applicable building codes. Document field conditions and deficiencies; ensure corrective actions are completed promptly. Assist with pre-pour inspections, building envelope inspections, MEP rough-in reviews, and finish punch list activities. Verify materials and installations meet multifamily construction quality standards.

Safety Management Promote and enforce company and OSHA safety standards on the jobsite. Conduct and document daily safety walks and participate in weekly toolbox talks. Ensure subcontractors comply with safety policies, PPE requirements, and site logistics plans. Report and record incidents, close-calls, and safety violations.

Documentation & Reporting Assist with maintaining updated project logs, including daily reports, manpower counts, weather conditions, deliveries, and inspections. Support RFI, submittal, and plan/document management from the field perspective. Use project management software (Procore, PlanGrid, Bluebeam, etc.) to record field updates. Help maintain accurate as-built records.

Schedule & Coordination Provide input to the Superintendent on short-interval schedules (3-week lookahead). Coordinate inspections with local authorities, engineers, and third-party consultants. Communicate schedule impacts and field issues to the Superintendent and Project Manager.

Trade Management & Problem Solving Oversee specific scopes of work (e.g., framing, MEP, finishes, site work) as assigned. Troubleshoot field issues and coordinate solutions with subcontractors and the project team. Ensure timely delivery of materials, equipment, and labor.

Qualifications 25+ years of construction experience, preferably multifamily or related residential/mixed-use. Strong understanding of construction drawings, specifications, and building codes. Experience assisting with trade coordination and site logistics. Basic proficiency with construction tech: Procore, MS Office, Bluebeam, or similar tools. Strong communication skills and ability to work collaboratively in a fast-paced environment. Ability to work on-site daily in Tampas weather conditions.

Preferred Experience with podium, wrap, or mid-rise concrete/masonry multifamily structures. OSHA 30 certification. Working knowledge of Florida building codes and permitting processes. Bilingual (English/Spanish). Associate or bachelors degree in Construction Management or related field.
