The Maintenance Director The Maintenance Director is responsible for planning, organizing, developing, and directing the general operating maintenance, repair, and housekeeping of the physical plant, interior and exterior of the Community to maintain proper operations of the property. They will oversee the general operations of the maintenance department and housekeeping department to ensure that the property is maintained in a safe, clean, and comfortable manner in accordance with property policies and procedures.
Responsibilities
Demonstrate mechanical ability and/or capability of self‑teaching to work on equipment such as washer/extractors, dryers, refrigeration and heating units, ice machines; minor plumbing; minor electrical difficulties such as replacement of wall switches, receptacles, loose wiring, resident call devices; carpentry and painting, etc.
Electrical duties: troubleshoot, identify problems, obtain materials to repair electrical difficulties including wall switches, interior/exterior lighting, cover plates, receptacles, loose wiring, resident call systems, control devices, laundry, and kitchen equipment.
Structural duties: plan, order, and install cabinets for remodeling; perform carpentry duties such as repairing or replacing sheetrock, plywood, and structural materials.
Painting duties: plan, order, and perform interior/exterior painting of the complex; dispose of materials in compliance with local, state, and federal EPA guidelines.
Plumbing duties: plan, order, and perform minor plumbing problems including repairing faucets, showers, drains, and other plumbing‑related issues.
Conduct daily inspection of the property’s outside grounds and immediately correct needed items to keep the property tour‑ready.
Qualifications
High school diploma or equivalent.
Prefer two (2) years experience in the building industry, maintenance and/or housekeeping handling electrical, plumbing, and structural matters; knowledge of building construction helpful.
Prefer one (1) year of experience supervising and managing employees.
Able to safely operate a wide variety of equipment and tools.
Knowledge of or ability to learn the theory and practice of assisted living and dementia care.
Able to work with seniors and patiently interact with cognitively impaired individuals.
Able to be flexible, adapt, respond to change, make decisions under stress, and prioritize tasks.
Must pass a Criminal Background check and Health Screening tests, including physical and TB tests.
May be required to vaccinate, participate in daily screening, surveillance testing, and wear PPE to prevent communicable diseases.
