Job Title Mobile Operating Engineer

Job Description Summary Responsible for ensuring the efficient operation and maintenance of all HVAC, mechanical, electrical and plumbing equipment and systems for the assigned property(s). This includes maintaining a clean and safe working environment, performing rounds and inspections, conducting routine assessments, preventive and corrective maintenance, painting, and light housekeeping.

Job Responsibilities

Perform all plumbing, electrical, or HVAC inspections and repairs.

Maintain heating and cooling equipment (e.g., chillers, DX units, pumps, rooftop units, split systems, fan coil units, VAVs, air distribution systems).

Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers and other necessary equipment.

Verify field conditions and perform any necessary repairs or adjustments.

Monitor energy management.

Repair doors, ceilings, hand railings, floors and perform general carpentry and painting repairs, adjustments and installations.

Perform repairs to plumbing fixtures (water closets, urinals, flush valves, lavatories, etc.).

Conduct preventive maintenance in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices (including filter changes, coil cleaning, condenser flushing, tube punching, fan and pump greasing, bearing replacement, belt adjustment, pulleys and shafts alignment, annual inspections).

Inspect emergency electrical equipment, electric rooms, backup generators, sump pumps, and ejector pumps; replace lamps, light fixtures, reinstall or replace signage; verify clear access to emergency exits.

Ensure fire and life safety compliance as per NFPA, local jurisdiction, company standards.

Document and report activities to supervisor.

Respond immediately to emergency situations and customer concerns.

Comply with applicable codes, regulations, government agencies and company directives.

Complete all required C&W Safety Training annually.

Adhere to the C&W Uniform Dress Code and maintain a neat appearance during work hours.

High School Diploma or GED Equivalent.

Graduate of an apprentice program or trade school preferred.

Experience

5+ years of related work experience operating HVAC, plumbing, electrical and mechanical systems in a commercial property setting.

Additional Eligibility Qualifications

Appropriate trade license/permit (e.g., Journeyman or Master Electrician, City Licenses, Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator).

Certification as a Universal Technician for CFC’s may be required.

Valid driver’s license and clean driving record.

Basic computing skills (Outlook, Excel, Word).

Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors and water systems.

Knowledgeable in energy management systems and techniques.

Comprehensive knowledge of building systems operation, maintenance, and repair.

Work Environment The job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.

Physical Demands

Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment and install rigging.

Regular crouching and bending to install/move equipment.

Movement between departments, floors and properties required.

Clear verbal and written communication.

Visual acuity for reading printed material, drawings, and schematics.

Compensation and Benefits Compensation for this role is $28.05 – $33.00 per hour.
