R0007452# SummaryThe Facilities Management department at Barry University seeks a full time Trades Supervisor.Under the supervision of the Associate Vice President for Facilities Management, the position is responsible for daily work management for the skilled trades unit in maintenance. Duties include, but are not limited to, direct supervision of plumbers, electricians, and HVAC technicians, overseeing work schedules, and ensuring accuracy of information in the CMMS (Computerized Maintenance Management).The position is fundamental to the operational functions of the Property and as such requires established organizational skills, with attention to detail and solid time management, and good interpersonal skillsThis position requires after-hours on-call during designated weekends and holidays.Must be able to communicate in the English language.This is an in-person position# Essential FunctionsCoordinate work orders for maintenance staff by:* Read and interpret equipment manuals and work orders to perform required maintenance services.* Ensure that preventive maintenance is performed on machines and equipment* Handle and work with vendors on jobs performed at the property.* Obtain estimates for supplies and repair parts. Order parts and supplies as needed.* Performing data entry for updates and details on work order progress* Generating new work orders as needed* Collaborating with the General Maintenance Supervisor on multi-trade work orders and small projectsSupervises trades technicians (HVAC, plumbing, electrical), including:* Ensuring compliance with university and department policies, procedures, and work standards* Training and auditing technicians on maintaining a proper log of work order status in electronic work order systems (CMMS)* Inspecting work of personnel assigned for quality assurance* Assist in determining when certain work order may require contracted labor* Engaging in corrective counsel and directing corrective measures as needed* Maintaining open lines of communication with subordinates, the Maintenance Manager, other units within Facilities Management, and university departments.Manages the execution of routine and preventative maintenance for trades staff, including:* Repairs, renovations, and installations of systems, fixtures, or components (HVAC, plumbing, electrical) to maintain facilities in safe and operable conditions* Diagnosing problems and/or failures in mechanical systems for the purpose of identifying repair or replacement needs* Collaborating with university stakeholders for work order or project completion* Assisting with the preparation of written materials, schedules, and tools required for efficient workflow* Assist or perform with other skilled maintenance duties as assigned* Serve as back-up to the Maintenance manager during his absence, and serve as after-hours on-call Manager during designated weekend and evening rotation* Perform other job-related duties as required or requested**Physical Demands**The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.* Must have the ability to frequently lift and/or move items over 30 pounds* This position is very active and requires standing, walking, bending, kneeling, and stooping.# Qualifications/Requirements* High school diploma* 5-8 years of related experience.* Previous supervisory experience is required.* intermediate skills using MS Office* Must have a valid driver's license* Must have the ability to work in different environmental working conditions (e.g heat, cold, wind, rain, humidity)* Must be able to communicate in the English language, receive and exchange ideas and information by means of the spoken and written word.Benefits: Barry University offers a comprehensive benefits package to full-time employees that includes health, dental, vision, life insurance, retirement, tuition assistance, paid time off and work/life balance initiatives such as wellness programs, spirituality in the workplace, and training and development.Barry University is an Equal Opportunity Employer, committed to a diverse and inclusive work environment.Barry University is a private Catholic institution with a history of academic excellence.
